A New Destination for Vietnam’s Top Music Concerts

Four years ago, Bao Ninh was a small fishing village nestled alongside the Nhat Le River. Fast forward four years, and Bao Ninh has transformed at an incredible pace. Lights now illuminate the coastal boulevard, and the area boasts a square, entertainment complex, and luxury resorts. Major players in the real estate, tourism, and entertainment industries have descended upon this location, bringing with them a new vision, substantial investment, and the ambition to turn this place into a global tourism and entertainment hub.

In the past, large-scale concerts were considered the “privilege” of major cities like Hanoi and Ho Chi Minh City. However, the arrival of Legend Fest marks a turning point, firmly establishing Bao Ninh as a leading entertainment, tourism, and investment destination in Vietnam.

Legend Fest, with its seaside stage, modern sound and lighting systems, and a lineup of top Vpop artists, attracted over 10,000 attendees, including more than 5,000 visitors flying in from Hanoi, Ho Chi Minh City, Danang, and other locations.

“Regal Group is gradually infusing new life into Bao Ninh Peninsula, not just through infrastructure and planning but by creating an ecosystem of emotions where music, culture, and art blend seamlessly into the residents’ lifestyle,” shared Mr. Tran Ngoc Thai, Deputy General Director of Regal Group. “Legend Fest is part of our long-term strategy to position Regal Legend as a destination for global citizens.”

Legend Fest not only offered entertainment but also elevated the status of Bao Ninh and Dong Hoi on the national cultural and artistic map.

As the real estate market shifts its focus from “products” to “living experiences,” Regal Group is at the forefront of integrating culture and entertainment into urban spaces. The group aims to not just create events but to build a lifestyle and inspire a generation of future residents in Dong Hoi.

Within the Regal Legend ecosystem is a collection of 4- and 5-star residences, hotels, and villas, meticulously planned and operated to international standards. A diverse range of amenities cater to essential and luxurious needs, including swimming pools, gyms, yoga studios, bars, restaurants, a commercial center, and unique spaces such as the Regal Lounge, Regal Private Club, elegant guest reception areas, business meeting rooms, and children’s play areas.

Regal Pool offers a swimming pool and bar with direct views of the central urban lake.

The children’s play area is equipped with imported, child-friendly, and safe materials.

What sets Regal Legend apart is the presence of three iconic pedestrian streets: the Vo Nguyen Giap night street, the Bao Ninh Lake pedestrian street, and the Hoang Van beach pedestrian street. These well-planned streets host a variety of street arts, festivals, and cultural events throughout the year, attracting thousands of visitors daily and driving growth in the area’s accommodation and commercial sectors.

Ms. Nguyen Thi Hanh Trang, Director of Icity, the company operating the accommodations at Regal Legend, shared that the occupancy rate has consistently remained above 97% due to the comprehensive range of amenities developed by Regal Group, including the beach, swimming pools, gym, children’s areas, and year-round festivals and events. The three pedestrian streets within the project also contribute significantly to the optimal guest count.

“During holidays, events, and weekends, the occupancy rate at Regal Legend often exceeds 100%. The high demand and limited supply mean that, at times, there are no rooms, villas, or apartments available for rent or sale,” added Ms. Trang.

With a vision to create a destination for global citizens, Regal Group is not just building homes but crafting a unique living destination, setting a new standard for global citizens.

It is worth noting that the rental rates for standard rooms reach up to VND 1.8 million per night, while 1- to 3-bedroom apartments range from VND 2.5 to 4 million per unit, and villas fetch VND 5.5 million, with stable growth potential. These rates and occupancy levels translate into an estimated profit margin of 6-8% per annum, an impressive figure as the coastal accommodation market enters a strong recovery phase.

The positive occupancy and rental rates highlight Bao Ninh’s appeal as a valuable investment destination, offering potential for price appreciation and sustainable operations. The area boasts over 30 large-scale projects and international brands such as Pullman, Melia, Voco by IHG, and Novotel. Additionally, the planned expansion of the coastal road to 15 meters in width promises to transform Dong Hoi into Vietnam’s new commercial, service, and tourism center, further enhancing its appeal to global citizens.
