
The New Southeast Dung Quat Urban Area project, with a total area of approximately 1,320ha, features approximately 1,668 villas and adjacent houses, an 18-hole golf course, and a population of nearly 86,000. The New Southeast Dung Quat Urban Area – North covers an area of 1,320ha and offers a range of housing options, including villas and adjacent houses totaling 1,668 units. It boasts an 18-hole golf course and accommodates a population of nearly 86,000 people. With a focus on social responsibility, the project allocates almost 31 hectares of land for the development of social housing. The total investment for this project is estimated at VND 27,000 billion, encompassing compensation and resettlement expenses.
The New Southeast Dung Quat Urban Area – South spans across 1,377ha of land. It comprises 935 villas and adjacent houses, an 18-hole golf course, and caters to a population of approximately 68,700 individuals. This project dedicates over 24 hectares to social housing, demonstrating a commitment to inclusive development. The total investment for this project is estimated at VND 27,500 billion, including compensation, support, and resettlement costs.
Both projects commenced in 2023 and are slated for completion by 2037. The project duration is limited to 70 years from the date the investor receives the land allocation, lease, or land-use purpose conversion decision.
These projects will undergo a competitive bidding process to select investors, in accordance with current regulations. Additionally, as they are located in a coastal border area, foreign organizations and individuals are not permitted to own houses within these projects.
The Deputy Prime Minister has entrusted the provincial authorities of Quang Ngai with the responsibility of implementing these projects, ensuring alignment with approved planning levels. Adherence to legal provisions pertaining to investment, land, construction, and real estate business is also mandated. The decisions (Decision 1455/QD-TTg and Decision 1456/QD-TTg) stipulate that the implementation of these investment policies must be unanimously agreed upon by the new Quang Ngai Provincial Party Committee after the merger, in strict accordance with the law. The Ministry of Finance is responsible for guiding and inspecting the investor selection process for both projects.
According to the Management Board of Dung Quat EZ and IP, these two projects are part of the 1/2000 construction detail planning for the Southeast Dung Quat Urban and Service Area, which was approved and announced by the Provincial People’s Committee in January 2025. The Southeast Dung Quat Urban and Service Area spans over 7,345ha and is designed to serve urban, tourism, service, financial, and commercial functions, among others.
