In the context of the Southern Key Economic Region’s green and integrated inter-regional development, eco-industrial parks like Prodezi are emerging as a strategic link, benefiting from changes in administrative boundaries and infrastructure planning, while also incorporating sustainable industrial solutions that attract new-generation FDI.
The New Industrial Powerhouse in the South
Tay Ninh, according to the Proposal for Industrial Park Development for the 2021–2030 period, with a vision towards 2050, aims for rapid, comprehensive, and sustainable development, driven primarily by industry and services – tourism. The Resolution of the 11th Congress of the Tay Ninh Party Committee (term 2020–2025) also set a target for the industry – construction sector to account for 51-52% by 2025.
Meanwhile, Long An is the third-fastest developing province in terms of industrial parks (after Dong Nai and Binh Duong). By 2030, the province is planned to have 51 industrial parks with a total area of 12,433 hectares, ranking second in the country in terms of industrial park area. In 2024, Long An province ranked third in the national PCI rankings, reflecting the province’s comprehensive efforts to improve the business investment environment.
Long An and Tay Ninh are two localities with high industrial development speeds, with a common orientation of transitioning from a traditional industrial model to a high-tech, eco-friendly model. The merger of the two provinces opens up the possibility of forming a new industrial powerhouse at the gateway to Ho Chi Minh City in the west, with a scale of 8,500 km² and a population of nearly 3 million people.

The new inter-provincial area after the merger will strongly benefit from the infrastructure system that is being heavily invested in, including the Ho Chi Minh City – Trung Luong Expressway, the Ben Luc – Long Thanh Expressway, and Ho Chi Minh City’s Ring Road 3 and 4. In parallel, 14 inter-connecting routes in the southern area of the new Tay Ninh province have been and are being implemented, effectively linking industrial clusters, residential areas, and the Long An International Port (a port with a total scale of nearly 2,000 hectares) acting as a key logistics center in the Southwest. This linkage allows for the reorganization of the supply chain and the rational allocation of roles for each industrial park in the region.
In this picture, the gateway position in the west of Ho Chi Minh City is considered the focal point of connection between the high-tech industrial region of the entire new Tay Ninh province and the important logistics center, acting as a transit and processing hub for the whole region.
Competitive Advantages of Prodezi
Located in Ben Luc district, Long An province, Prodezi Industrial Park possesses a strategic location at the gateway to Ho Chi Minh City in the west. With the eco-industrial park model, Prodezi not only meets the economic development trend of the new Tay Ninh province but also suits the taste of new-generation investors in the context of the global green transition.
Prodezi IP is one of the few industrial parks currently being designed and developed with an eco-industrial park orientation. This model involves developing industrial parks sustainably, environmentally friendly, optimizing resource and energy use, while minimizing waste and emissions. The project is expected to use 20% of renewable energy from rooftop solar power, treating 100% of wastewater to meet standards, of which 25% will be reused, aiming for green building certification for buildings within the industrial park.
Enterprises in the industrial park are also encouraged to practice “industrial symbiosis” – sharing and utilizing each other’s resources and waste to reduce costs and improve efficiency. The participation of international partners such as Toho Gas, Chitose, and TA Vital in the fields of energy, wastewater treatment, and organic fertilizer production is laying the foundation for the first symbiotic relationships. When the occupancy rate reaches a certain level, the project will implement a symbiotic model by industry cluster. The goal is not only to “green” production but also to form a complete industrial ecosystem, reducing external resource dependence and adapting well to supply chain fluctuations.
Leveraging the Momentum from Regional Linkages
The merger of Long An and Tay Ninh brings about a resonance in terms of production capacity, logistics, and high-quality human resources. With a long-term strategic vision and a location between the industrial and logistics axes, Prodezi IP becomes one of the projects best able to take advantage of the new advantages.
Specifically, enterprises locating their factories in Prodezi can conveniently link their supply chains, from the agricultural raw material region of Tay Ninh to the seaport of Long An, easily connecting to the Southeast region.
