In early 2024, Dong Nai province began a series of important infrastructure projects. Among them are two projects to build and expand the 25B and 25C roads. Both of these roads are the most important transport routes in Nhon Trach as they pass through a series of urban and industrial areas, while also directly connecting to Long Thanh International Airport in the future; connecting Nhon Trach center with Ho Chi Minh City and National Highway 51, Bien Hoa – Vung Tau expressway, Ho Chi Minh City Ring Road 3.
Investing in and upgrading these two roads will have a positive impact on the interregional transportation network. From there, it will affect the real estate market in Nhon Trach.
Specifically, for the construction project of Ton Duc Thang road, the section from Nhon Trach center to Quach Thi Trang road is about 3.8km long. The investment scale of the project, the section from the starting point to Ho Chi Minh City Ring Road 3, is 3km long and will be built with a road width of 80m, 10 times larger than the current road scale. The remaining section is 800m long with a road width of 51m. The total investment capital of the project is 639 billion VND, with a deployment schedule of about 2 years, equivalent to 730 days.
This is the main road leading to Cat Lai ferry (connecting Ho Chi Minh City to Nhon Trach district) to National Highway 51, and intersects with the Ring Road 3 project – one of the key projects of the entire Dong Nai Southeast region recently. At the same time, it is the main road leading to many factories and industrial zones in the area.
After being expanded from 7m to 53-80m, the Ton Duc Thang road section will have a width of 24m, with sidewalks on both sides measuring 15-20m in width, investing in drainage systems, signs, traffic lights. Since the bidding package was opened (end of 2023), the road has been cleared of wild grass to begin the expansion process. After Tet Nguyen Dan, the construction units have also resumed operations.
In contrast to the narrowness of this section of the road, the Ton Duc Thang road section from Nhon Trach District Administrative Center to National Highway 51 has been expanded for a long time, with a road surface width of about 50-60m. A few kilometers away from the Nhon Trach District Administrative Center is the Nhon Trach Industrial Zone.
After the Ton Duc Thang road is expanded, the Ring Road 3 and Nhon Trach Bridge are completed, the travel time from here to the center of Ho Chi Minh City will be only about 30 minutes.
Currently, Nhon Trach (Dong Nai) has 9 operating industrial zones and is one of the 2 districts with the most industrial zones in Vietnam. With the completion deadline set for 2026, roads 25B and 25C will “harmonize” with a series of direct connection projects reaching the same destination such as Long Thanh International Airport, Ho Chi Minh City Ring Road 3, Bien Hoa – Vung Tau expressway. These infrastructure projects not only solve the transportation connection problem between regions but also an important driving force for the Nhon Trach real estate market to escape from the “silent” state for the past decades.
In addition to the invested and expanded road routes, the nearly 5 trillion VND Phuoc An Bridge connecting Nhon Trach with Phu My (Ba Ria – Vung Tau) is also nearing completion and is driving the real estate market in this area. According to the draft plan of Dong Nai province, the entire Nhon Trach district will be oriented towards becoming a city before 2030, which is information that investors are interested in at this stage.
According to observations, recently the Nhon Trach real estate market has shown signs of demand. After a period of silence, land and apartment sales activities have resumed. Buyers are not only local residents with housing needs or investment for rent, but also investors from other areas who are “catching the wave” of infrastructure and planning.
