Da Nang Residents “Elevate” for Upscale Living
Amidst the vibrant metropolis of Da Nang, a growing trend towards upscale apartment living has emerged. One such resident, Minh Tuan, owner of a local cafe chain, recently relocated his family to The Panoma, an exclusive residential complex situated along the picturesque Han River. “It’s time to embrace a new ‘high-rise lifestyle’,” Tuan remarked, “I believe this is the future of living in a progressive and dynamic city like Da Nang.”
The allure of modern, amenity-rich apartments is expected to intensify as contemporary lifestyles become increasingly prevalent and a burgeoning population of affluent professionals seeks convenience. “Apartment living offers a comfortable, secure, and sophisticated way of life. Residents enjoy central locations, enhanced privacy, panoramic views, and fresh air,” observed a representative from a Da Nang-based real estate firm. “The recent surge in luxury riverside apartment developments has significantly accelerated this trend.”
According to the General Statistics Office, Vietnam’s population is in its “golden age,” with the 15-59 year age group accounting for 62.2% in 2023. Da Nang’s population is projected to reach 1.5 million by 2030, expanding by nearly 25,000 annually. This growth provides a solid foundation for the development of urban real estate, particularly modern apartments.
Dr. Nguyen Van Dinh, Vice Chairman of the Vietnam Real Estate Association, highlights the city’s focus on infrastructure, services, and economic stability, attracting numerous domestic and international investors and creating job opportunities. “This rapid development has spurred a surge in demand for housing, especially high-end apartments catering to affluent professionals, experts, expatriates, and young entrepreneurs,” Dinh emphasized.
Spacious Apartments with Flexible Configurations in High Demand
The trend towards apartment living reflects the desire for modern and sophisticated living spaces among Da Nang’s affluent residents. In mid-April 2024, the city’s real estate market witnessed the launch of Sun Ponte Residence, a residential development situated on a prime riverside location along the Han River.
Developed by Sun Property (a member of the Sun Group), Sun Ponte Residence comprises two distinct sections: The Ponte high-rise and The Rio low-rise, separated by Tran Hung Dao Street.

Strategically located adjacent to the popular Dragon Bridge and Tran Thi Ly Bridge, the complex enjoys exceptional connectivity, with major thoroughfares like Vo Van Kiet directly connecting to My Khe Beach and its renowned hotels and restaurants, and the bustling Tran Hung Dao Street.
The Ponte features two towers connected by a “sky bridge” from the 19th to the 24th floor, offering stunning views of the Han River and diverse apartment options. Notably, Sun Property introduced two new apartment types for the first time: UNI and ELA, which offer unparalleled flexibility and have quickly gained traction among discerning buyers.
UNI apartments boast spacious three-bedroom layouts designed for multi-generational families, fostering a sense of togetherness often lacking in traditional townhouses where family members occupy separate floors. Additionally, 100% of UNI apartments offer breathtaking views of the Dragon Bridge or panoramic vistas of My Khe Beach and the Son Tra Peninsula. With enhanced security and amenities such as a swimming pool, gym, spa, and kindergarten within the complex, these apartments cater to families with elderly members, young children, or those who frequently travel for business.

ELA apartments, on the other hand, are unique “dual-key” units featuring two self-contained apartments with separate entrances on the same floor. This configuration provides homeowners with the flexibility to reside in one apartment while generating additional income from the other through rentals or using it as a home office or business headquarters. Alternatively, the entire unit can be rented out for maximum profit. Furthermore, these apartments offer the versatility to adapt to the evolving needs of multi-generational families, ensuring both privacy and connection.
Among the limited selection of UNI and ELA apartments, a few “tailor-made” units occupy prime locations within the complex, situated in the “sky bridge” connecting the twin towers. These apartments feature expansive balconies measuring up to 3.1 meters (three times larger than conventional apartments), allowing homeowners to transform them into private gardens, cozy seating areas, or even outdoor barbecue spaces.
“With these new apartment types, Sun Property not only expands our customers’ options for living and investment but also sets new benchmarks for contemporary living in Da Nang,” said Nguyen Cao Cuong, Deputy General Director of Sun Property. “Our goal is to create modern, globally connected complexes for the discerning residents of this highly livable city.”
