In the past, homebuyers primarily focused on finding a simple residence. Soon after, basic amenities such as shops and supermarkets became additional considerations. More recently, real estate projects have started to include health-focused amenities, such as indoor parks combined with outdoor sports areas, swimming pools, and children’s playgrounds.
Over the last five years or so, real estate developers like Ecopark, VinGroup, and GotecLand have introduced novel “concepts” to the market, drawing inspiration from various countries worldwide. These innovative projects cater to diverse customer segments and reflect the evolving preferences of homebuyers.
“The innovation in homebuyers’ mindset is evident,” says Nghiêm Xuân Thủy, Deputy General Director of A&T Bình Dương Urban Development and Investment Joint Stock Company. “Today’s apartment ‘concepts’ often emerge from the needs and experiences of homebuyers living in older apartment models. These ‘experiences’ become the benchmark, and when choosing a new place to live, they seek an even more ideal living space.”
Another example of this trend is the introduction of smart homes over the last two years. These homes feature one-touch or voice-controlled applications powered by AI technology. This shift is driven by the increasing practicality and accessibility of technology in daily life. However, the most sought-after value among homebuyers at present is health and well-being, with a focus on physical and mental care in their living environment.
According to VTV.vn, the keywords “healing” and “cure” have a combined total of 11 million posts and 60 billion views on TikTok in Vietnam alone. This reflects a growing need for mental health care, especially among the youth.
Ms. Hanh from District 12, Ho Chi Minh City, shares her perspective: “After a busy day at work, I want to dedicate the remaining time to indulging and pampering myself, momentarily forgetting about work. This could mean watching a favorite movie, cooking a special dinner, tending to my plants, or quietly enjoying a cup of herbal tea. To me, home is where I can conveniently do all these things.”
As economies and societies evolve, so do the criteria and expectations of homebuyers. Nowadays, projects that offer green living spaces and aesthetically pleasing designs are in high demand. These spaces prioritize spiritual values and provide a healing environment, particularly in large cities like Hanoi and Ho Chi Minh City. Consequently, the market has witnessed the emergence of impressive new developers.
For instance, in Ho Chi Minh City’s real estate market, the North Saigon area recently welcomed a new project called A&T Sky Garden, developed by A&T Group. This project is known for its unique concept of “cloud-hunting apartments” and is positioned as a response to the demand for a “healthy, luxurious, and green” lifestyle, catering to the “healing and chilling” aspirations of today’s youth.

A&T Sky Garden, a “cloud-hunting apartment” complex with a 3-sided waterside view in North Saigon, is strategically located between the Saigon River and the Lái Thiêu River, adjacent to Ho Guom Xanh. Project information: A&T Sky Garden (A&T Cloud Garden) Apartment Complex.
The project boasts a full range of amenities typical of B+ apartments, with four floors dedicated to parking and over 40 facilities distributed across eight floors of the apartment complex. A&T Sky Garden caters to all entertainment, shopping, and recreational needs, including a sky pool, BBQ garden, yoga room, gym, children’s playground, library, 3D golf course, outdoor sports area, daycare center, park, and supermarket. The most remarkable feature is the “cloud garden” on the top floor, a space filled with “healing and chilling” amenities: Oasis Sky Park; Sky Zen Garden & Yoga Sky Zone; Panorama Sky Walk; Kids Sky Land; Sky Garden Terrace; and Skyview Corner.

The “Cloud Garden,” one of the project’s most distinctive sky-high amenities.

Mai Hồng Anh, a member of the Vietnam Real Estate Brokers Association, notes that compared to other real estate segments, apartment complexes are more susceptible to shifts in consumer preferences, whether for residential or investment purposes. This segment also showcases the adaptability and agility of many developers in the market.
