
Located in the southeast of Da Nang, Hoa Xuan is situated where the Co Co, Do Toa, and Cam Le rivers converge. It is considered one of the rare remaining riverfront plots of land in the “livable city.”

The bustling area is further boosted by a series of new infrastructure projects, notably the expansion of the Hoa Xuan Bridge junction with a total investment of over VND 1,570 billion.

In reality, real estate along the Han River has reached a high price threshold, with limited room for further increases. Savvy investors are now shifting their focus to other riverfront areas with potential, and Hoa Xuan stands out as a “bright spot” due to its clean land, strategic location, and rare natural scenery.

Following the administrative merger, Hoa Xuan ward spans 15.7 square kilometers and is home to over 60,000 residents, making it one of the largest wards in Da Nang. The area boasts a well-connected infrastructure with bridges like Cam Le, Nguyen Tri Phuong, Trung Luong, and Khue Dong, as well as riverside routes, providing convenient access to the city center, airport, and Hoi An.

As the focal point of the southeast region, Hoa Xuan directly benefits from mega-projects such as the Free Trade Area and the International Financial Center, resulting in a 10-15% increase in land prices since the beginning of the year.

Currently, land prices in Con Dau range from VND 55-60 million per square meter, which is still considered a “low” compared to other centrally-controlled municipalities.

Market observations reveal that the Con Dau subdivision of the Hoa Xuan Eco-Urban Area released 600 land plots, which immediately sold out on the first day of launch.

Mr. Nguyen Nguyen, a broker for the project, shared that many customers from Hanoi inquired about the project last week, but by this week, the developer had sold out. Many investors expressed regret at missing the opportunity.

Real estate exchange leaders noted that Hoa Xuan has consistently appreciated in value over the last ten years. Currently, there are very few land plot projects on the market.

“With Con Dau and Nam Hoa Xuan, even local customers are buying, not to mention those from Hanoi and Ho Chi Minh City. Buying 6-10 lots is common; if it’s available, they will buy,” said Mr. Pham Anh Dung, director of the VHomes Da Nang branch.

Hoa Xuan (formerly known as Cam Le district) used to be the “flood basin” of the city. After 15 years of urban renovation, the face of Hoa Xuan ward has transformed entirely, with significant investments in infrastructure development and modernization.

Over the past decade, the Nam Hoa Xuan urban area has undergone a remarkable transformation. Once a deserted area, it is now a thriving, modern, and civilized community.

Ms. Hoang Lan, a resident who moved to Da Nang from Hanoi six years ago, shared: “The value of my home in Hoa Xuan has tripled thanks to continuous investments in transportation infrastructure.”

While many major cities have exhausted their land reserves, Hoa Xuan still offers well-planned plots with clear legal titles, red books, and flexible construction options.

Not only does it meet residential needs, but it also serves as a sustainable investment opportunity as Da Nang’s infrastructure and tourism sectors accelerate.

According to Savills Vietnam, a series of large-scale projects are expanding the urban area, positioning Hoa Xuan and the Southeast region as the growth center for the 2025-2030 period.
