The People’s Committee of Dong Nai province has issued a decision approving the adjustment of the detailed planning scheme at a scale of 1/5000 for Sub-area C4 under the master plan of Bien Hoa city, Dong Nai province, in Long Hung commune and part of Tam Phuoc ward.
The adjustment focuses on the following projects: Long Hung Residential Area (227 hectares) and Phuoc Hung Islet Urban, Commercial, and Service Area (286 hectares), with the investor being the Dong Nai General Agricultural Service Cooperative Union (Donacoop);
Dong Nai Waterfront Urban Area (170 hectares, Izumi City) by Nam Long Investment Joint Stock Company; and Aqua City Urban Area (305 hectares) developed by Novaland Investment Group Joint Stock Company.
According to this decision, Sub-area C4 is adjusted to have a population of about 140,000 people. The technical indicators for urban land are adjusted to 45-55m2/person; public service land is 6-10m2/person; and urban transport land is 8-15m2/person.
Along with that, adjustments are made to the planning functions based on Compliance with Decision No. 3479/QD-UBND (dated November 19, 2024) of the Provincial People’s Committee on approving the adjustment of the master plan of Bien Hoa city by 2030, with a vision towards 2050.
Specifically, in the Long Hung Residential Area, the building floors in plots A-OCT-12,13,14 are adjusted from 15 to 25 floors; adjustments are also made to technical infrastructure land areas.
In the Waterfront, Aqua City, and Phuoc Hung Islet urban areas, adjustments are made to the width of planning land for riverside green corridors, technical infrastructure land, commercial land, services, parks, etc.
The maximum building height is adjusted to 110 meters; the height of high-rise residential areas is from 15 to 25 floors; and the height of low-rise residential areas is from 2 to 6 floors.
Adjustments are also made to the technical infrastructure system, including transport planning, technical land preparation, sewage and environmental sanitation, energy and lighting, and underground construction space.
Sub-area C4 covers an area of about 1,500 hectares, comprising two areas: the entire Long Hung commune and part of the southwest of Tam Phuoc ward – Phuoc Hung Islet.
