
Master plan for the new commercial and residential area in Long Duc, Dong Nai
The decision outlines a plan for over 77 hectares of land, with a population capacity of 12,000 to 20,000 people, and a detailed planning scale of 1/500.
The goal of this master plan is to establish a new, integrated commercial and residential hub with well-developed technical infrastructure, functional zone divisions, and land use standards that meet the requirements of a third-tier city. Optimizing land use, boosting socio-economic development, and enhancing the region’s strategic position are all part of the plan.
The planning of the commercial and residential hub in Long Duc Commune aims to create a community with comprehensive infrastructure and convenient services. It will provide a legal framework for construction investment, construction management, and environmental protection.
The specific scope of the planning study includes: scope and area; project objectives; land, technical infrastructure, and social infrastructure indicators; determining land use functions, area size, population, and land use indicators for each plot; and defining spatial organization and architectural landscape requirements for the entire planning area.
According to the provincial People’s Committee’s 2025 land auction plan, the total value of the land, based on the land price frame, is over VND 4,700 billion. The approval of this detailed planning task forms the basis for proposing investment policies and organizing land-use right auctions.
Located in Long Thanh District, Dong Nai Province, about 40km east of Ho Chi Minh City, Long Thanh International Airport spans an area of 5,000 hectares. With a total investment of VND 336,630 billion, the project is expected to be completed by 2050. Upon completion, the airport will be able to serve approximately 100 million passengers and 5 million tons of cargo annually, making it the largest international airport project in Vietnam, comparable to major airports in the region such as Changi in Singapore, Suvarnabhumi in Thailand, and KLIA in Malaysia.
The project is divided into three phases. Phase 1, which began in early 2021, is expected to be operational by 2026, with a capacity to serve 25 million passengers and 1.2 million tons of cargo per year. Once fully completed, Long Thanh International Airport will feature four runways, four passenger terminals, and synchronized auxiliary items.
