Big 4 Real Estate Giant Selling Prime Land Lots in Beautiful Da Nang City on the Eve of Tet Holiday

A series of prime real estate properties situated on major roads in the cities of Danang and Quang Nam are being auctioned off by Agribank to recover outstanding debts. These land plots are owned by real estate tycoons.

Agribank Branch in Quang Nam recently announced the sale of several beautiful land lots in Da Nang and Quang Nam. These land lots have starting prices ranging from over 1 billion VND to tens of billions VND.

Specifically, one land lot is located on Dien Bien Phu Street, Hoa Khe Ward, Thanh Khe District, Da Nang City, with an area of 100m2. This land lot already has a 4-storey house. The starting price is 21.58 billion VND.

Two other land lots have the same area of 87.7m2, located on Nguyen Xuan Khoat Street, the road from the Han River to the sea, in An Hai Bac Ward, Son Tra District, Da Nang City. The starting price for each land lot is 9.56 billion VND.

The fourth land lot has an area of over 110m2, located in the resettlement area of Son Tra – Dien Ngoc. According to the description, this land lot has 2 facades on Duong Thac and Thoi Huu streets, in Tho Quang Ward, Son Tra District, Da Nang City. The starting price is 9.3 billion VND.

The fifth land lot has an area of 93.9m2, located in An Son Market Residential Area (Quach Thi Trang Street), An Son Ward, Tam Ky City, Quang Nam Province. Agribank set the starting price at over 1.8 billion VND.

The sixth land lot has an area of 125m2, located in the Residential Area of NVGT Technical College, in An My Ward, Tam Ky City, Quang Nam Province. The starting price is 2.4 billion VND.

The seventh land lot has an area of 150m2, with an address in Dong Hung Vuong Residential Area, located on Nguyen Trac Street, An Son Ward, Tam Ky City, Quang Nam Province. The starting price is over 3 billion VND.

According to Agribank, the starting prices of the mentioned assets do not include corporate income tax, personal income tax, fees, and other charges. The total value of the 7 land lots is estimated at around 55 billion VND.

These assets belong to Ms. Tran Thi Thanh Nguyen and Mr. Tran Van Hoang. According to the Quang Nam Provincial Police, Ms. Tran Thi Thanh Nguyen and Mr. Tran Van Hoang are the owners of Hoang Nguyen Co., Ltd.

In 2004, Mr. Tran Van Hoang and Ms. Tran Thi Thanh Nguyen established Hoang Nguyen Company to trade in grocery items. In the process of business and real estate purchase, Hoang Nguyen Company has mortgaged 27 land use right certificates at banks to borrow money from many individuals.

Also according to the Quang Nam Provincial Police, during the initial period, this couple fully paid the principal and interest to the borrowers. However, in June 2022, the Hoang-Nguyen couple became unable to repay the debts. To have money to repay the loans, they borrowed money from many victims with the intention of causing the banks’ loans to become delinquent, but in reality, they used this money to repay the principal and interest to the banks, and later misappropriated it, then became unable to repay the debts.

The initial investigation results show that the total amount of money Mr. Tran Van Hoang and Ms. Tran Thi Thanh Nguyen misappropriated from the victims is 371 billion VND.

In late 2022, the Office of the Criminal Investigation Agency of the Quang Nam Provincial Police executed a arrest warrant and temporary detention order for Mr. Hoang and Ms. Thanh to investigate their acts of fraudulently misappropriating property.
