The People’s Committee of Ba Ria – Vung Tau province has approved the rental price for social housing units in the project of 150 social housing units in Lan Anh 2 and Lan Anh 4 residential area, Hoa Long commune, Ba Ria City, which is invested by Lan Anh Co., Ltd.

These 150 units were originally commercial houses, and the People’s Committee of Ba Ria – Vung Tau province has authorized the Ba Ria City People’s Committee to sign a repurchase contract with Lan Anh Co., Ltd. to convert them into social housing units under state ownership.

Regarding the social housing units in Lan Anh 2 residential area, the rental price for one apartment includes: Construction cost of 2.9 million VND/m2; land price of 3 million VND/m2; value added tax of 37.5 million VND/unit; housing quality inspection cost of 3 million VND/unit. Therefore, for a 70m2 house, the rental price is about 450 million VND.

For the social housing units in Lan Anh 4 residential area, the rental price will include: Construction cost of 2.8 million VND/m2; land price of 3.9 million VND/m2; value added tax of 41 million VND/unit; housing quality inspection cost of 3 million VND/unit. Therefore, the rental price for a 70m2 house is about 500 million VND.

In terms of payment method, after signing the contract, the tenant-buyer of the social housing unit must make the initial payment consisting of 20% of the value of the rental house within the 70m2 area of the social housing unit and 100% of the value of the rental house outside the 70m2 area. The remaining amount must be paid monthly and divided equally over 120 months, equivalent to 10 years.
