The People’s Committee of Dong Nai Province has recently issued a plan on the relocation of businesses to implement the project to convert the function of Bien Hoa 1 Industrial Park into a commercial and service urban area.
Specifically, the relocation work of businesses here will be divided into 2 phases. In phase 1, businesses located in the area of ​​over 75 hectares in the southern part of Bien Hoa 1 Industrial Park (adjacent to An Hao Bridge, Tran Quoc Toan Street, Le Van Duyet Street, Ha Noi Boulevard and the Administrative and Political Center of the province) will complete the relocation by December 2024. In phase 2, businesses located in the remaining area will complete the relocation by December 2025.
The project to convert the function of Bien Hoa 1 Industrial Park into a commercial and service urban area consists of 2 projects: The project of the political and administrative center of the province with an area of ​​about 44 hectares and the project of Bien Hoa 1 service urban area with an area of ​​over 286 hectares.
The People’s Committee of Dong Nai Province has also approved the project to convert the function of Bien Hoa 1 Industrial Park into a residential – commercial – service area and improve the environment.
Accordingly, the project will separate the proposal to approve the investment decision of Bien Hoa 1 Commercial and Service Urban Area into 2 separate files with specific scale for each project as follows: The project of the political and administrative center of the province with an area of ​​about 44 hectares and the project of Bien Hoa 1 service urban area with an area of ​​over 286 hectares.
The goal of the project is to build a new civilized, modern and sustainable urban – service – commercial area, creating a characteristic landscape for the area in particular and Bien Hoa City in general. The project also contributes to improving the environment and limiting water pollution in the Dong Nai river system.
Bien Hoa 1 Industrial Park was established in 1963 under the name of Bien Hoa Engineering Zone. After 1975, Bien Hoa Engineering Zone was renamed Bien Hoa 1 Industrial Park.
In May 2020, the Prime Minister issued a decision approving the project for renovation and upgrading of technical infrastructure of Bien Hoa 1 Industrial Park, which stipulates that Bien Hoa 1 Industrial Park is organized and operated under the regulations of industrial parks, export processing zones, and high-tech zones.
At the end of January 2021, the Prime Minister issued a document approving the removal of Bien Hoa 1 Industrial Park from the development planning of Vietnamese industrial parks.
Currently, Bien Hoa 1 Industrial Park has 76 units leasing land and operating infrastructure. According to the report of Sonadezi Corporation (the unit managing Bien Hoa 1 Industrial Park), the total compensation cost for land clearance when implementing the project to convert the function of Bien Hoa 1 Industrial Park is over 7,500 billion VND.
