CEO of Viglacera: 3,000 available apartments for sale at 8 – 10 million VND/m2

Viglacera is currently implementing the construction of affordable housing in 4 localities, with a total of over 10,000 units. There are currently about 3,000 units available for use, with prices ranging from 8-10 million VND/m2 and apartment prices ranging from 250 million VND to about 600 million VND, according to the Deputy General Director of Viglacera.

In his opening remarks at the Conference on Overcoming Difficulties and Promoting Social Housing Development, Prime Minister Pham Minh Chinh emphasized that the development of social housing and housing for workers is not only one of the pillars of social welfare policies, but also an effective solution to promote socio-economic development.

Speaking at the conference, Mr. Tran Ngoc Anh – Deputy General Director of Viglacera Group – said that in response to the social housing program, Viglacera has invested in and handed over about 5,000 social housing units, mainly in Hanoi.

In the program for one million social housing units, the company is currently implementing projects in 4 localities: Bac Ninh, Quang Ninh, Ha Nam and Phu Tho, with a scale of more than 10,000 social housing units. Up to now, there are already about 3,000 units available for use, with selling prices ranging from 8-10 million VND/m2 and prices of apartments ranging from 250 to 600 million VND.

Viglacera is optimizing design solutions combined with self-produced building materials to provide the best housing prices for people.

Based on the actual implementation, Viglacera representatives said that the company is facing some difficulties in business operations of these apartments due to limited regulations on the target audience and lease-purchase conditions.

Mr. Tran Ngoc Anh suggested to the Prime Minister that the Law on Housing should be applied and Decrees on social housing should be issued in a way that expands the scope of eligible buyers and tenants with simple and easy-to-implement conditions, thereby enabling the poor to access these social housing products as soon as possible.

In response to the social housing program, Vingroup has started construction of 4 social housing projects in Hai Phong, Thanh Hoa, Quang Tri, and Khanh Hoa. After completion, these projects will add more than 10,000 social housing units and housing funds in localities. The corporation is also continuing the legal procedures to soon start the construction of social housing projects in Hanoi, Hung Yen, Ha Tinh, Ho Chi Minh City, and other provinces and cities.

Mr. Nguyen Van Thanh Huy, Deputy General Director of Becamex Corporation, said that in 2024, Binh Duong Province will focus on starting the construction of 10,000 social housing units.

Specifically, in the first quarter, we will immediately start the construction of 2,000 apartments,” Mr. Huy said.

In the program for one million social housing units, Hoang Quan Corporation has also registered 50,000 units. Currently, Hoang Quan is implementing 12 projects, and in 2024, it will complete 3,000 units in Tay Ninh, Binh Thuan, and Tra Vinh.

According to reports, from 2021 to 2023, there were 499 social housing projects implemented nationwide, with a scale of 411,250 units. In terms of planning and land allocation for social housing development, the whole country has planned 1,316 land areas with a scale of 8,611 hectares for social housing, an increase of 5,252 hectares compared to 2020.

However, according to the Ministry of Construction, despite the high demand for social housing in some key localities, the investment in social housing is still limited compared to the target of the program by 2025 (3 projects and 1,700 units in Hanoi, accounting for 9%; 7 projects and 4,996 units in Ho Chi Minh City, accounting for 19%; 5 projects and 2,750 units in Da Nang, accounting for 43%, etc.), or some localities have not started the construction of social housing projects since 2021.
