Urban planning of Nhon Trach New City by 2045
Recently, the Party Secretary of Dong Nai Province – Nguyen Hong Linh chaired a working session between the Provincial Party Standing Committee and the Party Committee, People’s Committee, and related departments on the urban planning of Nhon Trach New City.
According to the Department of Construction, the province is currently adjusting the overall master plan of Nhon Trach New City with 3 planning files. Among them, the adjustment file of the overall master plan of Nhon Trach New City by 2045 is the most important.
The objective set out in the overall master plan of Nhon Trach New City by 2045 is to develop Nhon Trach into one of the province’s economic, cultural, scientific, and technological centers. Along with Bien Hoa, Long Thanh, Trang Bom, and Long Khanh, it will form a dynamic urban chain for the whole province. Supporting functions such as education and training, healthcare, mixed trade and services, and developing it into an industrial urban area and port city in the future.
The planning scope covers the entire administrative boundary of Nhon Trach district with an area of over 37,600 hectares. The population scale is expected to reach about 450-480 thousand by 2030.
According to the plan, the overall master plan of Nhon Trach New City by 2045 will be completed and submitted to the Prime Minister for approval in December 2024.
According to Vo Tan Duc, Chairman of the People’s Committee of Dong Nai Province, in the coming time, Nhon Trach district needs to focus on accelerating the implementation progress of the local adjusted master plan for Nhon Trach New City at 6 priority locations to promote investment projects. The Department of Construction will support the locality in shortening the time to complete the overall master plan of Nhon Trach New City by 2045.
In particular, it is important to select a capable consultancy unit to ensure high-quality planning products. Nhon Trach district needs to establish a working group to adjust the local and overall master plan of Nhon Trach New City.
Leaders of Dong Nai Province said that relevant agencies must aim to benefit everyone in the planning process. The planning must determine the highlights of Nhon Trach New City. The progress must be completed by December 2024, and the shorter the better.
Ho Chi Minh City proposes early construction of bridge to replace Cat Lai ferry
In addition to the planning information, Ho Chi Minh City recently agreed with Dong Nai on the plan to build the Cat Lai Bridge. This is positive news for the general economy, society, and real estate market, especially in the Dong Nai area.
Accordingly, Ho Chi Minh City proposes that the People’s Committee of Dong Nai Province direct the organization to prepare a feasibility report for the Cat Lai Bridge project, paying attention to the timing of implementing the construction of the bridge section leading to Ho Chi Minh City after the completion and operation of the Cat Lai – Phu Huu – Belt 3 seaport road. Ho Chi Minh City’s People’s Committee will continue to closely coordinate with Dong Nai’s People’s Committee in the investment research process to ensure the consistency and effectiveness of the investment.
Dong Nai Province has repeatedly proposed the early elimination of the overloaded Cat Lai ferry. The People’s Committee of Dong Nai Province proposed the implementation period of the project in the 2021-2025 period.
In addition, the Director of the Ho Chi Minh City Department of Transport said that in addition to the Cat Lai Bridge in the plan, there will be 2 additional bridges built to connect Dong Nai Province with Ho Chi Minh City. Specifically, Dong Nai 2 Bridge and Phu My 2 Bridge.
Dong Nai 2 Bridge will connect Thủ Đức City with Tam An commune, Long Thanh district, with a scale of 6 lanes. Meanwhile, Phu My 2 Bridge will connect the South of Ho Chi Minh City with Nhon Trach district. The agreed connection position is from Nguyen Huu Tho Road along Hoang Quoc Viet Street, crossing Dong Nai River perpendicular to Nhon Trach district, crossing Phu Huu residential area.
Adjustment of the overall master plan of Nhon Trach New City at the Phuoc An Bridge position
According to the Dong Nai Department of Construction, the Prime Minister has recently approved the local adjustment of the overall master plan of Nhon Trach New City (Dong Nai) at the Phuoc An Bridge position connecting Dong Nai Province and Ba Ria – Vung Tau Province.
The adjustment of the overall master plan of Nhon Trach New City (Dong Nai) at the Phuoc An Bridge position aims to ensure the safe corridor of the Phuoc An Bridge with the Phuoc An port currently under construction.
For Nhon Trach and Phu My, the Phuoc An Bridge plays an important role as a bridge between the two industrial “capitals” of Dong Nai and Ba Ria – Vung Tau. It helps reduce travel time and distance compared to the present.
The Phuoc An Bridge project that crosses the Thi Vai River, connecting Nhon Trach district, Dong Nai province, with Phu My town, Ba Ria – Vung Tau province broke ground in June 2023.
The bridge project, with a total investment capital of nearly VND 5,000 billion, has a special significance in connecting transportation and promoting the economy of the two planned areas into a city before 2030. The project has a length of 4.3 km, of which the Phuoc An Bridge section is over 3.5 km long, and the rest is the approach road.
When completed, the Phuoc An Bridge project will connect the Cai Mep-Thi Vai seaport road with the expressway system in the region, such as Ben Luc-Long Thanh and Ho Chi Minh City – Long Thanh – Dau Giay. From there, it will connect the entire group of seaports to the Southeast and Southwest regions, contributing to the socioeconomic development of Ba Ria-Vung Tau Province, Dong Nai Province, Ho Chi Minh City in particular, and the key economic region in the South in general.
According to observations, the recent planning and infrastructure information has had a positive impact on the real estate market in Nhon Trach (Dong Nai). Many activities of businesses and investors have started to pick up. Buyers have started to look for real estate products here, including land plots, houses, and apartments. Not only local residents but investors from other areas also have the initiative to invest in infrastructure planning waves. For example, the FIATO City project developed by Thang Long Real Group has received positive attention from the market. The project is currently under construction and provides affordable housing products, but with high-quality and modern planning, which is rare in the Nhon Trach market at this time.
At trading floors in Nhon Trach, the level of interest in real estate has started to heat up again, although it is still not as intense as the end of 2021 and the beginning of 2022. According to brokers, real estate properties with reasonable prices that meet actual needs have been traded fairly well. Investors have started to show interest in potential areas connected to infrastructure. Projects near expanded roads or connected to major routes such as Belt 3 and Belt 4 in Ho Chi Minh City are attracting investor attention.
