Accordingly, the adjustment factor is applied to determine the starting price for land use right auctions when the State allocates land. This year’s land price adjustment factor will compare the previous year’s land price adjustment factor, determined according to the common market price of each type of land, depending on the area that has increased, not increased, or decreased.
Specifically, for agricultural land, rice-growing land has decreased in location from 1% to 5%, such as in Duc Linh district; some locations have increased from 1 to 36% in Ham Thuan Nam district. Land for annual plants, aquaculture, and perennial plants in Ham Thuan Nam district has a 1 – 4% downward adjustment, with some areas increasing by 1 – 43%; only Ham Tan and Phu Quy districts remain unchanged.br>
For the non-agricultural land group: rural residential land in Zone 1 has decreased in location with a decrease of 1 – 33% in Ham Tan district; there are also locations with an increase of 1 – 50% (Ham Thuan Bac). Rural land on traffic routes and residential areas in communes increased by 1 – 15% (Phan Thiet city).
Rural land along the main traffic axis has decreased in location with a decrease of 1 – 24% (Ham Tan, Phu Quy), and has also increased in location from 1 to 95% in Phu Quy. Urban land in localities (except Phu Quy island) has decreased in location from 1 to 46% (Tan Nghia town, Ham Tan district), and has also increased in location from 1 to 133% (Tan Nghia town, Ham Tan district).
As for land used for commercial tourism purposes, the land price adjustment factor in 2024 is determined by the surplus method; compared to 2023, the land price adjustment factor increased from 10 – 47%; Ham Thuan Bac and Tanh Linh districts remain unchanged.
