Ready to Launch
Spanning 2.9 hectares, the Ngai Thang residential area (commercially known as The Gio Riverside) in Binh Thang ward, Di An city (Binh Duong province) is An Gia’s key project expected to launch this year. The project has obtained the necessary construction permits from authorized state agencies, following the approval of the detailed 1/500 planning and land allocation decision in 2022.
As per the master plan, The Gio Riverside features two 40-story apartment buildings with three basement levels. The total construction floor area is approximately 297,000 square meters, with a residential building construction density of 30.73%. The project also includes a school building with a construction floor area of over 14,484 square meters and a construction density of 9.43%. The structure comprises five floors and one basement level, meeting all the standards for educational facility construction within residential areas.

Additionally, The Gio Riverside is equipped with auxiliary structures, infrastructure, and amenities such as concentrated green spaces, roads, and internal parking lots, ensuring technical and social infrastructure to enhance investment efficiency.
“Even before its official market launch, The Gio Riverside has garnered significant interest from investors and homebuyers. The project offers approximately 3,000 products, including apartments and shophouses. The apartments feature a diverse range of floor plans, catering to the varied needs of different customer segments,” said an An Gia representative.
Located at the confluence of the Dong Nai and Ngoc rivers, The Gio Riverside boasts excellent connectivity due to its proximity to Hanoi Highway and major transportation routes such as National Highway 1A, Tan Van intersection, Ring Road 3, Metro Line 1, Mien Dong Bus Station, and the Suoi Tien – Bien Hoa Metro line.

The investor believes that the launch of The Gio Riverside will provide the market with valuable offerings, catering to the real housing needs in Ho Chi Minh City and adjacent areas like Binh Duong and Dong Nai provinces.
Catering to the Demand for Affordable Housing
According to Savills’ estimates, Ho Chi Minh City requires approximately 50,000 apartments to meet the actual housing needs, with 60-70% of the total supply coming from the affordable housing segment. However, limited supply has led to rising prices in the city’s apartment market, and this trend is expected to continue this year.
Finding apartments at reasonable prices will become increasingly challenging for individuals with limited incomes, young families, and those migrating from rural areas to the city. Consequently, the advantage lies with developers who already have products or have completed the legal procedures to initiate projects, thus addressing the market’s persistent demand.
Scheduled to launch this year, The Gio Riverside is expected by An Gia to capture the market’s recovery momentum and meet the growing demand for real estate.
The project focuses on the affordable housing segment, which has the highest proportion of buyers in the real estate market. This segment offers the most accessible prices and guaranteed quality. Therefore, regardless of economic fluctuations, the demand for housing remains high, especially during the current “golden population” period, with a large and sustained pool of potential customers for the next 20-30 years.

In addition to the upcoming launch of The Gio Riverside, An Gia is currently finalizing the legal processes for two projects: The La Village and Westgate 2 in Binh Chanh district, Ho Chi Minh City, spanning 27 hectares and 3.2 hectares, respectively.
In the long term, the company remains committed to expanding its land bank, executing M&A strategies, and prioritizing projects with approved investment proposals that align with the development of affordable housing and swift implementation.
