Grade A office rents increased slightly by 1.2% at the beginning of the year and remained stable throughout, reaching $29.0/sqm/month. This increase was driven by a few centrally-located offices that planned to enhance their facilities and services. Conversely, the average rent for Grade B offices in Hanoi decreased by 1.4% compared to the previous year, settling at $14.5/sqm/month due to new, competitively-priced supply in the Dong Anh district.

The majority of successful office leases in 2023 in Hanoi were in Grade A buildings such as Capital Place, Lancaster Luminaire, and Lotte Mall West Lake Hanoi.

According to leading real estate companies in the Hanoi office rental market, tenants prefer high-quality office spaces. This segment is mainly occupied by multinational companies.

In terms of supply, the Hanoi market in the first quarter of 2024 experienced a significant increase in the amount of new office space available for rent, rising by 12% compared to 2022.
