Located just over 50 km from Hanoi, Ha Nam province holds a significant geographical advantage as a gateway for trade between the capital and the southern provinces. National Highway 1A and the Cau Gie-Ninh Binh Expressway, along with the ring roads 3, 3.5, and 4, form a perfect connectivity network south of Hanoi. Ha Nam’s urban transportation infrastructure is undergoing a remarkable transformation.
Ha Nam boasts a unique advantage with the existing North-South railway and the future North-South high-speed railway passing through the province, along with its proximity to the planned second airport of the capital region (to be constructed in Phu Xuyen and Ung Hoa districts of Hanoi, with an expected capacity of 50 million passengers annually).
It is no exaggeration to say that Ha Nam’s coordinates will unlock a multi-point connectivity journey in the future, featuring a perfect transportation network catering to all travel needs. This has contributed to the province’s remarkable economic growth in recent years and promises an even more prosperous future.
Since its re-establishment 26 years ago (1997-2023), Ha Nam has transformed from a small, predominantly agricultural province with poor infrastructure and outdated urban facilities into a dynamic and rapidly developing economy. With a Gross Regional Domestic Product (GRDP) of nearly VND 27,000 billion in the first half of 2024, Ha Nam leads the Red River Delta region and ranks fourth in the country in terms of growth rate. The province also serves as a “buffer city” for the capital, with modern education and healthcare networks in the pipeline.
Building on these achievements, the Ha Nam planning for the period 2021-2030, with a vision towards 2050, aims to develop the province into a smart and modern city, a logistics hub for industry, high technology, healthcare, education, tourism, and trade in the Red River Delta region. By 2050, Ha Nam is envisioned to become a centrally-governed city.

To materialize this vision, Ha Nam has been working diligently on transforming its transportation infrastructure, serving as a launchpad for socioeconomic breakthroughs. Notably, the province is expediting the completion of the Phu Thu interchange – a modern 3-layer transportation hub expected to be operational by 2025. This project will enhance regional connectivity and boost economic development in the area. In parallel, the Ring Road 5 of the capital region is anticipated to be constructed by 2027, spanning 331 km across 8 provinces and cities (with a section of over 35 km and 6 lanes in Ha Nam province), injecting new impetus into the region’s socioeconomic development and paving the way for the takeoff of the “Mount Doi – Chau River” heritage site.

In Ha Nam, the central area of Phu Ly city, north of the Chau Giang River, holds immense potential due to its advantageous location, planning, and tourism development prospects. This area, nestled between the vital National Highway 1A and the North-South Expressway, enjoys easy access to the Liêm Tuyền and Phú Thứ interchanges and will greatly benefit from the upcoming Ring Road 5 of the capital region and the North-South high-speed railway. With the goal of relocating the administrative center from the old town of Phu Ly, Ha Nam is investing in major roads like Le Cong Thanh and Dien Bien Phu (up to 68m wide)…, paving the way for a “new center” of the province in the near future.
This area is also ideal for developing modern urban areas with comprehensive amenities, attracting experts and successful individuals working in Ha Nam, Hanoi, and nearby areas to settle down. According to PGS. TS Tran Dinh Thien, former Director of the Vietnam Economics Institute, in the last decade, Ha Nam has established itself on the country’s growth map, achieving a growth rate of over 10%/year. The province also ranks fourth in the Red River Delta region in terms of urbanization rate, only after Quang Ninh, Hai Phong, and Hanoi.
“While Ha Nam has a high urbanization rate, the quality of urbanization is not yet commensurate,” said Mr. Thien. “Therefore, there is a need to enhance the quality and elevate the province’s urban standards to a new level. This presents an opportunity for experienced investors who focus on developing high-end urban areas.”

Sun Urban City Ha Nam will set new living standards in Phu Ly city, Ha Nam province.
One notable project in the North Chau Giang area (Phu Ly) that has attracted investors’ attention is Sun Urban City Ha Nam, a large-scale urban development spanning 420 hectares with a total investment of up to VND 35,000 billion. Developed by Sun Property (a member of Sun Group), this project maximizes the area’s transportation advantages while enhancing world-class amenities to elevate the living standards of its residents, transforming it into an ideal suburban resort with 1,001 conveniences. The project is poised to become the “new city” of Ha Nam and the entire Red River Delta region, a transportation hub, and a magnet for significant investment waves.
