The new Land Law, Housing Law, and Business Law, effective from August 1, 2024, will bring noticeable progress to the real estate market’s recovery in the second half of the year. According to the Vietnam Real Estate Brokers Association (VARS), these new laws will positively impact the market while also “filtering out” less capable players.

VARS believes that only well-established investors with large land banks, strong financial resources, and project development capabilities will thrive in this market. The trend towards sustainable investment will continue, as developers enhance their high-quality housing products with service ecosystems and improved amenities, thus increasing the projects’ value in both the medium and long term. This is particularly evident in the vacation real estate segment, where projects are creating increasingly flexible products.

Whereas vacation real estate, especially resorts in suburban areas, used to serve solely the purpose of “vacationing,” now “vacationing” is coupled with the concept of residence. The continuously improving inter-regional transportation infrastructure has shortened travel distances for vacation real estate owners, allowing them to easily enjoy a resort lifestyle daily without waiting for weekends or pre-arranged schedules.
