A glimpse of Cam Lam District.

The People’s Committee of Khanh Hoa Province has recently approved the master plan for the northern urban subdivision of the new Cam Lam City with a vision towards 2045. This decision aims to establish a comprehensive urban center and unlock the region’s economic potential.

The planned urban subdivision spans approximately 7,057 hectares, encompassing parts of Suoi Tan, Cam Tan, Cam Hoa, Cam Hai Tay, Cam Hai Dong, Cam Hiep Bac, and Cam Duc town in Cam Lam District. The development goals include creating a vibrant urban hub with a diverse range of functions, including a golf course, amusement parks, and themed parks along the foothills of Cu Hin Mountain.

A key feature of this master plan is the introduction of a “marina-style” low-density residential area along the Thuy Trieu Lagoon. This unique concept blends urban living with the allure of a marina, offering a distinctive lifestyle for its residents. The subdivision will also house cultural, sports, medical, educational, commercial, and industrial facilities, catering to the diverse needs of its community.

With a projected population of around 264,000, the subdivision is designed with a land area of approximately 1,800 hectares for residential use, including both existing and newly planned housing groups. The existing housing areas will undergo renovation, with a maximum building height of six stories, while the newly planned housing areas will have a maximum height of eight stories and a maximum land use coefficient of seven.

Commercial and service facilities, such as tourist villages, commercial streets, and entertainment complexes, will have a maximum building height of five stories. The subdivision also allocates areas for tourism services near Cu Hin Mountain, with a maximum building height of five stories and a maximum construction density of 10%.

The tourism zone is envisioned to host hotels and resorts, seamlessly integrating with the mountainous and aquatic landscapes. These tourism-oriented constructions will have a maximum height of 15 stories, while the comprehensive resort area will have a maximum construction density of 25%.

Religious and relic sites are allocated a maximum construction density of 40% and a maximum building height of seven stories. Existing relic sites are permitted to retain their current state.

The investment timeline for this ambitious project is divided into two phases. By 2030, the focus will be on establishing the essential infrastructure framework, including the improvement of existing urban areas, efficient land utilization, and the development of a comprehensive transportation network. This network will include public transportation and aquatic transportation options to enhance connectivity within the subdivision.

Simultaneously, the subdivision will witness the development of social infrastructure to meet the standards of a first-class city, aspiring towards international benchmarks. The design of this infrastructure will serve dual purposes, catering to both urban residents and tourists. Following the completion of the master plan, the next step will involve investment promotion and preparation for the post-2030 phase, which will witness the full-scale construction and refinement of the urban subdivision.

Khanh Hoa Province, located in the South-Central Coast region of Vietnam, shares borders with Phu Yen, Dak Lak, and Lam Dong provinces. With a coastline spanning 385 kilometers, the longest in Vietnam, Khanh Hoa boasts picturesque bays, lagoons, and islands. The province is renowned for its stunning bays, such as Van Phong, Nha Trang, and Cam Ranh, and enjoys a mild climate with an average temperature of 26 degrees Celsius and over 300 sunny days a year.
