The Senique Hanoi is a luxurious residential project by CLD, located in the eastern part of the capital city with a total development value of over S$600 million (equivalent to VND10.8 trillion). The project offers a glimpse into the future of upscale living in Hanoi, as depicted in the captivating illustration.

Earlier in Q1 2024, CLD made a splash with the announcement of Lumi Hanoi, boasting approximately 4,000 high-end apartments and a development value of over S$1 billion (VND18 trillion). Despite sky-high prices and ongoing construction, CLD’s aggressive marketing campaigns and broker promotions in the form of deposits and registered escrow agreements resulted in an impressive take-up rate, with over 3,100 units, or 97% of the total introduced in the first two phases, being snapped up by eager buyers.

With these two premium projects, CLD is well on its way to achieving its five-year goal of developing an additional 11,000 apartments, bringing its total investment portfolio in Vietnam to 27,000 apartments. To date, the company has developed 18 residential projects, providing more than 18,000 premium apartments to the market.

Spanning 2.1 hectares, The Senique Hanoi is slated for groundbreaking in Q3 2024 and is expected to be completed by 2027. The project enjoys proximity to the alluring amenities within the Ocean City complex. It comprises approximately 2,150 apartments across three 37-story towers, developed in two phases. Unit configurations range from one to three bedrooms, offering flexible living spaces that cater to diverse lifestyles, with areas spanning from 42 to 186 square meters.

Alwin Low, CLD’s Regional Director for North Vietnam, provided insights into the upcoming launch of Lumi Hanoi’s third phase in Q4 this year. He also highlighted the company’s progress in the southern market, with the Sycamore project in Binh Duong New City achieving a 70% absorption rate for The Orchard. Additionally, CLD is preparing for the upcoming handover of Heritage West Lake, the group’s first luxury project in Hanoi, comprising 173 exquisite apartments, in September 2024.

In late 2023, CLD acquired Anh Sao Trading and Business Development Company to secure the rights to develop the Lumi Hanoi project. Post-acquisition, Anh Sao’s charter capital stood at over VND7,662 billion, with equal portions authorized to three Singaporean individuals: Mr. Lim Qin Jie Jazreel, Mr. Tay Boon Hwee, and Mr. Patrick Liau Kong Voon. Mr. Wan Yoke Yee, a Malaysian national, currently serves as the company’s General Director and legal representative.

Mr. Wan Yoke Yee also holds a position within CapitaLand – Thien Duc Company, the investor behind the Define project in Thanh My Loi Ward, District 2, Ho Chi Minh City. This 24-story development offers 88 luxurious apartments, with prices starting from USD 5,000 per square meter.

As of June 30, 2024, CLD, the real estate arm of the CapitaLand Group, boasted an investment portfolio valued at approximately S$21.3 billion, equivalent to over VND383 trillion.
