Recently, several real estate developers of apartment projects have reported incidents of fraudsters impersonating developers and posting false information to deceive potential customers into making deposits before signing a sales contract. In one such incident, which occurred at the QMS Top Tower project in Hanoi, the fraudsters absconded with the victims’ money.
Ms. Nguyen Thi Thuy Huong, Director of Quang Minh School Services Joint Stock Company (the investor of the QMS Top Tower project), stated that they had discovered two cases of fraud targeting customers interested in purchasing apartments in their project. The scammers had successfully executed the first two steps of their scheme, but the developer’s timely intervention prevented the victims from transferring money directly to the scammers for unregistered apartments.
Sophisticated Scam Tactics:
Step 1: Fraudsters post false information, such as the following examples:

Step 2: Scammers instruct potential victims to make a deposit for any apartment they are interested in, directly into the developer’s account. This step gains the victim’s trust, as they believe they are dealing directly with the developer.
Step 3: The scammers then request that the victim give them VND 300 million before arranging a meeting with the developer to sign the sales contract. Victims, believing they are getting a great deal on an “overseas-owned” apartment, readily transfer the money, expecting to sign the contract with the developer.
However, after the victim transfers the money, the scammers disappear, and the victim is left without the apartment they thought they were purchasing at a discounted price.

The developer sells at the listed price, as stated in the leaflets with the company’s seal, and any promotional policies are clearly communicated.
Customers are advised to make payments only after receiving confirmation of the apartment from the distributor or developer. Any payments made without such confirmation will not be refunded.
There are no “diplomatic” cases or discounts for anyone. The developer only pays a sales commission of 03% as agreed, plus common sales policies, which are transparently published in leaflets with the company’s seal.
Be cautious of fraudulent information and false statements made by individuals with malicious intentions, disregarding cybersecurity laws.
