According to the decision made on August 15, the project has a planning area of nearly 11.7 hectares, including almost 10.1 hectares for the construction of a commercial center and approximately 1.6 hectares for the development of three surrounding roads. The planning parameters include a maximum building density of 60%, with the main structure not exceeding eight floors and a height limit of 60 meters, including one basement level.

The objective of this planning task is to elaborate on the 1/5000 construction subdivision plan for Sub-area A4 in Hiep Hoa Ward. By supplementing the commercial and service infrastructure, the aim is to boost socio-economic development in Dong Nai province. This plan also serves as a legal basis for managing construction investments, project establishment, and the issuance of building permits.

In terms of nature and function, this is a comprehensive commercial and service area, featuring synchronized investment in architectural works and technical infrastructure to maximize business investment advantages.

At the same time, it creates an urban architectural landscape in the central area with harmonious architectural lines that are environmentally friendly. The architectural space organization solution for the study area is oriented towards a central commercial center with a maximum height of eight floors, featuring modern architecture that accentuates the area’s landscape.

The company in charge of the planning is Vietnam Development Joint Stock Company, which was also the sole investor to register for the project when the Provincial Planning and Investment Department called for investment in November 2023. The Hiep Hoa Ward Commercial Center is located adjacent to Dang Van Tron Street (southwest) and the city center axis – Branch 2, which is currently under implementation (northwest).

Intended location for the construction of Aeon Mall Bien Hoa

Earlier, in late February, according to the Planning and Investment Department, the investor of the Aeon Mall Bien Hoa project committed to starting the project by the end of March or early April 2024. It is expected that by the fourth quarter of 2024, the project will complete all legal procedures related to investment, land, and construction. From the first quarter of 2025 to the second quarter of 2027, the construction, completion, and official operation of phase 1 will take place. The second phase of the project is planned to be constructed, completed, and operational from the first quarter of 2035 to the second quarter of 2038. The total investment amount for the project is over 6.1 trillion VND (equivalent to 268 million USD).

Vietnam Development Corporation has collaborated with AEON, a leading Japanese retailer, on the first AEON MALL project in Hai Phong, spanning 9.3 hectares. This project is located on land owned by Vietnam Development Real Estate Construction Joint Stock Company (a subsidiary of Vietnam Development Corporation) in the Ho Sen – Cau Rao 2 area, belonging to Kenh Duong and Vinh Niem wards in Le Chan district.
