The Lakefront Renaissance: A 30-Year Transformation Unveiled, Unleashing Billion-Dollar Urban Developments and Skyrocketing Condo Prices to Over $10 Million per Square Meter.

The Tay Ho district spans over 24 square kilometers, with West Lake itself covering more than 5 square kilometers (accounting for 1/5 of the total area). What was once farmland and cow pastures has now been transformed into thriving urban developments, including the likes of Nam Thang Long and Tay Ho Tay.

Tay Ho District is located in the north of Hanoi’s inner city and was established in October 1995, comprising 3 wards from Ba Dinh District and 5 communes from Tu Liem District. With an area of 24 km2, Tay Ho District includes 8 wards: Buoi, Yen Phu, Thuy Khue, Tu Lien, Quang An, Nhat Tan, Xuan La, and Phu Thuong, with a population of over 171,000 people.

Tay Ho District has a unique geography, with one-fifth of its area being West Lake (over 5 km2). It is also Hanoi’s largest natural lake. Surrounding the lake are 71 historical and cultural relics, including temples, communal houses, pagodas, shrines, and shrines with architecturally valuable art (24 of which are nationally ranked).

A few decades ago, West Lake was quite pristine and abundant in shrimp and fish. Mr. Nguyen Quang Kien (72 years old) shared, “When I was a kid, I lived in Thuy Khue, not far from West Lake. I often went to West Lake to catch fish and shrimp. Sometimes I caught carp weighing 5-7 kg. We would make cakes out of the shrimp, a specialty of this area since the 1970s-1980s, sold along Thanh Nien Street, by the Truc Bach Lake.”

Tay Ho District used to have a lot of agricultural land. Mr. Ly Cong Hien (67 years old), a native of Phu Thuong ward, said, “Phu Thuong land borders the Red River, and this area was agricultural, with people farming and grazing cattle year-round. Later, the agricultural land was planned for investment projects, and buffaloes gradually became ‘extinct’, and no one raised them anymore. Land in Ciputra is now the dream of many, with a price of 200-300 million VND per square meter, and houses worth dozens of billions of VND. In contrast, at the end of 2009, the price of land in Tay Ho District was only 20 million VND per square meter.”

Nearly 30 years of construction and development have brought significant achievements to Tay Ho District in terms of economy and society, with improved infrastructure and modern transportation. Notable projects include Nhat Tan Bridge, Vo Chi Cong Street, and Lac Long Quan Street. There are also plans to build Tu Lien Bridge and the urban railway route No. 2 from Nam Thang Long to Tran Hung Dao Street.

The Nhat Tan Bridge was officially started in 2009 and inaugurated in 2015. The total length of the bridge and its approach is nearly 9 km, with a main span of 1.5 km over the Red River. The bridge has a width of 33 meters and 8 lanes. It is a famous bridge over the Red River, known worldwide as one of the top 5 multi-span steel cable-stayed bridges. The bridge connects Tay Ho District and Dong Anh District.

According to the Hanoi Capital Transport Development Plan to 2030, with a vision to 2050, the city will also build the Tu Lien Bridge connecting Tay Ho District and Dong Anh District. The Tu Lien Bridge and its approach road have a total length of 11.5 km and an estimated investment of VND 20,000 billion. The Tu Lien Bridge is expected to be the second cable-stayed bridge in the capital, after the Nhat Tan Bridge.

Tay Ho District is also the planned route of the urban railway line No. 2, from Nam Thang Long to Tran Hung Dao Street. The project is 11.5 km long and is expected to be completed by 2031, with an estimated investment of over VND 35,000 billion.

Thanks to its convenient transportation system, this area attracts many investors. Several new urban areas have emerged, such as Ciputra Urban Area, Tay Ho Tay Urban Area, and Lotte Mall Tay Ho Project.

The Ciputra Urban Area (also known as the Nam Thang Long Urban Area) is one of the first high-end projects in Tay Ho District and the largest in the North, with two types of high-end apartments and low-rise villas. It was also the largest foreign-invested real estate project in Vietnam before 2007, with a registered investment capital of over $2 billion.

In addition, Tay Ho District has the Tay Ho Tay Urban Area project (commercially known as Starlake Tay Ho Tay), with a total area of over 186 hectares. It is considered one of Hanoi’s most expensive areas for apartments, villas, and adjacent houses. At the time of launch, the price of apartments here ranged from VND 52-75 million/m2, shophouses were about VND 120 million/m2, and adjacent villas ranged from VND 120-125 million/m2 depending on the location.

The Lotte Mall Tay Ho (or Lotte Mall West Lake Hanoi) project has a total floor area of 354,000 m2 and is a multi-utility commercial complex that includes a shopping center, a 5-star hotel, high-end serviced apartments, and Class A offices. Lotte Mall Tay Ho is one of Lotte Group’s strategic multi-service projects in Vietnam, with a total investment of $600 million.

When the district was first established in 1995, there were only about 40 enterprises in the area. Today, that number has grown to over 6,400 (a 160-fold increase). The district’s budget revenue has also increased significantly, from over VND 16 billion in 1996 to over VND 2,500 billion in 2023, a 152-fold increase.
