The Capital City’s Social Housing Boom: Over 6,300 Homes Nearing Completion in Hanoi

The Hanoi Department of Construction has announced that six social housing projects, comprising approximately 6,330 apartments, are expected to be completed by 2024. This significant development aligns with the city's ambitious plans to meet its housing targets and underscores its commitment to providing accessible and affordable housing options for its residents.

Specifically, six social housing projects are expected to be completed by 2024, including: The Kim Hoa Urban Residential Area project in Me Linh district (social housing at land plots CT1, CT2, CT3, and CT4); The Thanh Lam – Dai Thinh 2 New Urban Area project in Me Linh district (social housing at land plots CT-01+CT-02, CT05, CT-06, CT-07, and CT-08); The social housing project at land plot HH-02A of the Dong Nam Tố Hữu Road Group of Residences project in Trung Van ward, Nam Tu Liem district; The AZ Thang Long Commercial Service and Apartment Complex project in Hoai Duc district…

The Trung Van social housing project is set to hand over keys this year.

In addition to the above projects, Hanoi is in the process of implementing investment procedures for four more projects, namely: The Tien Duong 1 Social Housing project in Tien Duong, Dong Anh district, with approximately 3,000 apartments; The Tien Duong 2 Social Housing project, also in Tien Duong, Dong Anh district, with approximately 3,200 apartments; The Co Bi Social Housing project in Co Bi, Gia Lam district, with approximately 2,400 apartments; and The Dai Mach Social Housing project in Dai Mach, Dong Anh district and Tien Phong, Me Linh district, with approximately 3,600 apartments.

According to the Hanoi Department of Construction, there have been certain difficulties and obstacles in the process of developing social housing in the city.

The planning and allocation of land funds for social housing construction have been carried out according to regulations, but they have not yet met the city’s vast demand for social housing. Meanwhile, the Master Plan for Hanoi Capital Construction and the Hanoi Urban Development Program are in the process of being formulated and submitted for approval.

The investment projects for social housing and worker housing are progressing slowly due to challenges in site clearance. Additionally, the occupancy rate of existing worker housing is low, leading to a lack of interest from investors. Furthermore, the procedures and time required to select investors for new social housing projects are quite lengthy under the current regulations…

To address these challenges and limitations, in the future, all levels and sectors need to join hands to expedite the launch of new projects to meet the significant demand for affordable housing among low-income earners in the city.
