“BIM Land Posts $340 Million Loss in First Half of 2024”

The real estate company, BIM Land, announced a post-tax loss of over VND 341 billion in the first half of 2024, a stark contrast to the previous year's profit of VND 810 billion during the same period.

As of June 30, 2024, BIM Land’s total assets stood at nearly VND 27.2 thousand billion, a 2% increase from the previous year. While payables also rose by almost 5% to over VND 20.1 thousand billion, bond debt decreased by nearly 3%, leaving a balance of more than VND 5.4 thousand billion.

On January 2, 2024, BIM Land fully matured the BIMCB2023001 bond series, which was issued on December 30, 2020, with a value of VND 1,000 billion, along with interest of over VND 27 billion. Prior to this, on August 17, 2023, the Company repurchased a portion worth over USD 99 million of the international bond series BIMCD2126001 (with an interest rate of 7.7% per annum), leaving a balance of nearly USD 101 million in this series.

Additionally, on August 21, 2023, the Company issued the BIMCH2330001 bond series with a value of VND 2,333 billion and an interest rate of 10.4% per annum, maturing on July 15, 2030. On January 16, 2024, BIM Land made an interest payment of nearly VND 94 billion for the first time for this series. The bond’s collateral includes shares of a series of companies such as Syrena Joint Stock Company, Hung Thang Real Estate Joint Stock Company, and Thanh Xuan Joint Stock Company; and receivables under loan agreements between Syrena Joint Stock Company as the borrower and the guarantor as the lender.
