32 plots of land were successfully auctioned by Me Linh District in the afternoon of September 18. This was the 6th auction held in Bach Da Village, Kim Hoa Commune, with lot sizes ranging from 73.5 to 187.5 square meters. The starting prices varied from VND 21.7 to 32.8 million per square meter. The minimum deposit for a plot of land was over VND 405 million, and the highest was over VND 1.2 billion.

The winning bids ranged from VND 33.3 to 48.9 million per square meter. The winning prices were not significantly higher than the starting prices, with the highest being only twice the starting price.

The plot with the highest winning bid of VND 48.9 million per square meter had an area of 124 square meters and was located on a corner lot. Thus, the total value of this plot was over VND 6 billion. The deposit for this plot was over VND 640 million.

As with many previous auctions, immediately after the event, a series of plots were advertised for sale on social media and in the auction area, with premiums ranging from VND 50 to 500 million per plot, depending on the area and location.

According to real estate brokers in Me Linh District, the plots with a selling price difference of VND 500 million are mainly located at corner positions, attracting more buyers than other plots.

Some participants in the auction shared that the winning prices this time in Me Linh were not too high compared to their initial estimates (around VND 45-50 million per square meter) and were quite close to the land prices in the surrounding area.

A survey of land prices in the auction area currently being advertised ranges from VND 30 to 40 million per square meter.

Initially, this auction was scheduled for September 12. However, due to the influence of Typhoon Yagi, the date was changed to September 18.

In June, Me Linh District successfully auctioned 51 land plots in Lien Mac Commune. The plot sizes ranged from 95 to 263.2 square meters. The starting prices were about VND 18.4 to 20.6 million per square meter, and the highest winning bid was VND 38.8 million per square meter.

This year, Me Linh District plans to auction about 500 land plots. These plots are all located in prime locations, benefiting from the Vanh Dai 4 Road project. The revenue from the auction of land use rights will be invested by the district in infrastructure development to promote the socio-economic system, aiming to meet the criteria for becoming a district by 2025 and a city under the capital by 2030.

Recently, the Land Development Center of Thanh Oai District (Hanoi) announced that by the deadline for payment for the auction of 68 land plots in Ngo Ba, Thanh Than Village, Thanh Cao Commune, held on August 10, only 13 plots had completed their financial obligations. The highest price paid for these plots was VND 55.167 million per square meter. The remaining plots, including the one with the highest winning bid of VND 100.5 million per square meter, did not pay.

After this land auction in Thanh Oai District, many auctions have recorded winning bids of over VND 50-133.3 million per square meter.

For example, in the auction of 19 land plots in Long Khuc, Tien Yen Commune, Hoai Duc District, the highest winning bid reached VND 133.3 million per square meter. Compared to the starting price of VND 7.3 million, this plot was sold for more than 18 times the original price.

In Phuc Tho District (Hanoi), the last three land auctions have continuously broken records, with the highest winning bid of each auction increasing from VND 60 to 69.8 and then to 75 million per square meter.

Specifically, on September 16, 13 land plots in Doc Tranh, Trach My Loc Commune, were successfully auctioned by Phuc Tho District. The highest winning bid was VND 75 million per square meter, three times higher than the starting price.

Previously, at the auction on August 29, with 39 land plots, there were more than 650 bids from over 350 investors, equivalent to 9 interested parties per plot. The highest winning bid was VND 60 million per square meter.

On September 10, the auction of 47 land plots attracted a total of 416 bids from 180 customers, equivalent to about 4 interested parties per plot.
