The “Gu Living” of Experts
Yamashita Shinichiro, a 35-year-old Japanese IT expert, has recently started working in an industrial zone in Phu Tho province. He rents an apartment in Viet Tri city for convenience, but it lacks internal utilities, so he has to go out for services, which is quite inconvenient. Realizing that he needs to stabilize his living situation if he wants to work long-term, he begins his search for a more suitable place. He even considers renting an apartment in Hanoi or Vinh Phuc provinces to ensure a better quality of life, despite the time-consuming commute.
Vietnam is currently an attractive destination for foreign direct investment (FDI) due to its stable political and macroeconomic environment and competitive labor costs. According to the Foreign Investment Agency (Ministry of Planning and Investment), in the first half of the year, Vietnam’s FDI reached 15.2 billion USD, an increase of 13.1% compared to the same period last year.
Along with the strong inflow of foreign capital, Vietnam attracts many international experts to work and live here. Yamashita Shinichiro is one of thousands of such experts.
According to Tran Anh Minh, an experienced real estate investor in the northern region, foreign experts, especially those from Japan and Korea, have very high standards when buying or renting apartments. They highly value amenities, facilities, and the surrounding living environment. Moreover, due to being away from their home country, they tend to seek a community with many foreigners like themselves to feel safer and more connected.
Pioneering the Expert Home Concept
These apartments cater to the living standards of experts and are dubbed “Expert Homes.” However, despite the high demand, there is a limited supply of projects that meet these stringent standards. For instance, Phu Tho province is home to several large industrial parks and clusters, employing nearly 14,000 highly skilled workers and foreign experts. Yet, Viet Tri city only has a handful of large hotels that offer long-term rentals. Consequently, many experts endure a 1-hour commute to Hanoi for overnight stays, despite the inconvenience and fatigue.

To fill this market gap, the VIC Grand Square project introduces the Expert Home concept – apartments tailored to the stringent requirements of experts, right in the heart of Viet Tri city. This pioneering line of apartments offers optimized solutions to meet the demanding needs of this discerning demographic.
It is worth noting that since its launch, the project has received an overwhelmingly positive response from both investors and residents, with units selling out as soon as they become available.
Mr. Yamashita shared, “After considering a few options, I decided on VIC Grand Square because it met my criteria for quality living, convenient location, comprehensive amenities, and reasonable pricing.”
A representative from the VIC Grand Square development team stated, “In addition to foreign experts, we also cater to the needs of urban residents and investors looking to rent out their properties. Therefore, we have carefully calculated and incorporated all the necessary amenities, services, and apartment sizes to serve this target market.”
VIC Grand Square is a rare project located in the heart of Viet Tri city, next to Hung Vuong Square. From here, it’s just a 70 km commute to Hanoi, making it incredibly convenient for work and cultural exchanges. It also provides easy access to essential amenities such as restaurants, shopping malls, and premium entertainment venues.
The VIC Grand Square project, with its Expert Home concept, aspires to offer a living experience akin to that of top global metropolitan areas. It boasts a management service provided by Savills Vietnam, a multilingual concierge, butler services, and premium amenities such as a shopping mall, swimming pool, gym, and sky bar. Additionally, the apartments are elegantly and meticulously designed, offering a modern living space with 5-star brand finishes and a diverse international community, attracting the elite.
“Projects with excellent infrastructure, services, and quality will be the preferred choice for experts, especially foreign ones,” commented an expert when discussing the VIC Grand Square project.
