The Aeon Mall Bien Hoa shopping center will be constructed on a 12-hectare plot of land adjacent to Dang Van Tron Street, in the city of Bien Hoa, Dong Nai. The project includes over 10 hectares of land for the mall and over 1.5 hectares for the construction of three surrounding roads.

Notably, this plot is adjacent to the area where the Sun Group will be investing in a project with a total capital investment of VND 72 billion. This project, known as the Hiep Hoa urban area, spans 293 hectares and is expected to house a population of 31,600 people. The AEON Bien Hoa site benefits from a prime location, nestled between the cities of Bien Hoa (Dong Nai), Di An (Binh Duong), and Thu Duc (Ho Chi Minh City).

This location was proposed by Aeon Mall Vietnam Joint Stock Company as the site for their first shopping center in Dong Nai. In November 2023, the Dong Nai Department of Planning and Investment announced that the only registered investor for the project was Vietnam Phat Joint Stock Group.

The majority of the land earmarked for the Aeon Mall Bien Hoa project is currently used for rice cultivation, with smaller portions dedicated to other types of agriculture and commercial services.

The total estimated cost of the project exceeds VND 6,000 billion, including an investment cost of over VND 3,300 billion and compensation, support, and resettlement expenses of more than VND 2,250 billion.

At present, most of the houses within the project area have been demolished, and the site is now overgrown with grass.

In the fourth quarter of 2024, the project is expected to finalize all legal procedures related to investment, land, and construction. From the first quarter of 2025 to the second quarter of 2027, the contractor will undertake construction and complete the first phase, with official operations commencing in the second quarter of 2027. The second phase of the project is slated to begin operations in the second quarter of 2028.

In terms of design, the central area of the site will feature a modern commercial center with a maximum height of eight stories, serving as a landmark and enhancing the architectural landscape of the region.

The shopping center project in Hiep Hoa ward is in line with the detailed planning of the A4 subdivision in Hiep Hoa ward. The goal is to develop a comprehensive commercial and service center, including dining and beverage services, entertainment for children, and environmentally friendly architecture. Leasable areas will include retail spaces, warehouses, and a convention hall.

Previously, in the financial report for the first half of the 2024-2025 fiscal year, the Aeon Group reported a loss of over JPY 1.1 billion (approximately VND 188 billion) due to the cancellation of a shopping center project in Hoang Mai District, Hanoi.
