A bird’s-eye view of the top four real estate hotspots in Vietnam, according to One Mount’s 2024 report.

One Mount’s 2024 report on Vietnam’s condominium market reveals the top 10 best-selling condominiums are located within four major Vinhomes urban areas: Smart City, Ocean Park, Ocean Park 2, and Global Gate, with a total supply of 34,600 units.

Leading the condominium market is the Vinhomes Ocean Park urban area, which boasts three projects: The Metropolitan, Masteri Waterfront, and The Senique, ranking first, second, and fourth, respectively.

The Metropolitan, located in Ocean Park 1, is a collaboration between Vinhomes and Mitsubishi Corporation. It comprises four subdivisions: Zurich, London, Paris, and Beverly, each with a unique design style. With 15 towers, it offers the largest number of units in the top 10, approximately 10,000 condominiums.

Masteri Waterfront, located in the heart of Ocean Park next to the Black Pearl Lake, is the second most popular condominium project. Positioned as a luxury tower, it offers six towers with over 3,800 units. After three years on the market, the current price per square meter is 60-75 million VND.

The Senique, located on Atlantic Avenue, the eastern gateway to Ocean Park 2, is a Capitaland investment. It offers approximately 2,150 units across three 37-story towers. Positioned in the upscale segment, the project features products such as Duplex and Penthouse to cater to affluent lifestyles.

Vinhomes Ocean Park 2 is the largest low-rise urban area in the East, with approximately 13,000 units. Among the surrounding low-rise villas, the Lumiere SpringBay condominium project stands out and is currently among the top three best-selling condominiums.

Lumiere SpringBay, developed by Masterise Homes, is one of the few condominium projects in Ocean Park 2. Launched in July 2024, this subdivision attracts buyers with its location next to the wave-making lake and international amenities, including Vin Grand World Hanoi and Vin Wonder Park.

The project is currently under construction and is expected to be completed in the first quarter of 2027, with 1,900 units in four towers available for sale. With its European artistic style, it is considered a promising project due to its proximity to major entertainment centers.

Smart City is currently the largest urban area in West Hanoi, with 49 condominium towers that have sprung up over the past five years, four of which are in the top 10.

Lumiere EverGreen, located on the Avenue of Lights in the heart of Smart City, is positioned as a luxury condominium project, similar to other subdivisions developed by Masteri.

Compared to The Solar Park (over 4,500 units, focusing on sports amenities) and The Victoria (approximately 2,000 units, low density), Lumiere EverGreen has a moderate scale but belongs to the luxury segment, offering the highest standard of delivery in Smart City. With three 38-story towers providing over 2,000 units, the current price per square meter is 75-90 million VND.

Lumi Hanoi, also located in Smart City, is set apart from the rest, situated across from the Thang Long Boulevard. This project, developed by Capitaland, offers more spacious surroundings and better views.

Lumi Hanoi comprises nearly 3,950 units and is expected to be completed in 2026. Over the past year, 99% of the units in the project have been sold. Prices range from 70 to 90 million VND per square meter.

The Solar Park, developed by MIK Group, is located near the main entrance to Smart City. It offers a lower average selling price compared to other projects in the top 10, and it also provides the most units within the urban area, with over 4,500 condominiums.

The project caters to the mid-range market with five 35-story towers. The units range from 31 to 76 square meters, with current prices between 65 and 75 million VND per square meter. It is expected to be completed and handed over in the fourth quarter of 2026.

The Victoria, located near Le Trong Tan Street, is a MIK Group investment currently under construction and expected to be completed in 2027. With nearly 2,000 units across three towers, the project was launched at a price range of 70 to 80 million VND per square meter.

Spanning an area almost equal to the size of Hoan Kiem District, Vinhomes Global Gate is the newest urban area under construction and features two projects, Masteri Grand Avenue and The Continental Imperia, in the top 10. Despite ranking last, these two projects have the highest prices in the top 10.

Masteri Grand Avenue, located in the center of the Prosperity subdivision near the park and the lake, is one of three luxury condominiums developed by Masterise Homes in this area. The project is currently under construction and is expected to be completed in 2027 with 1,640 units across two towers. Launched in October 2024, the current price per square meter is 90-120 million VND.

The Continental Imperia Signature, developed by MIK Group, features two towers, the Atlantic Tower and the Pacific Tower, rising 45 stories high. It boasts stunning views of the 32-hectare Swan Lake.

Designed to “Imperia Signature” standards, offering a living experience comparable to international hotels, The Continental is priced approximately 25% lower than Masteri Avenue. With over 1,600 units across two towers, the current price per square meter is 80-110 million VND.
