In June 2024, Shark Le Hung Anh, the founder and CEO of BIN Corporation Group, shared a throwback photo of himself from nine years ago on his personal page. He humorously described his appearance in the photo as “skinny like a muskrat.”
The story took an interesting turn when he recalled a visit to a model house during the Vinhomes Landmark 81 launch. None of the real estate agents approached him as they assumed he couldn’t afford the property due to his unassuming appearance.

“I remember one afternoon in 2015 when I read in the newspaper that Vinhomes was launching apartments in Landmark 81. So, I drove my dad’s old ‘Com ry’ car, wearing a pair of broken sandals, to their model house. The real estate agents there ignored me because I looked skinny and they assumed I didn’t have the money to buy a unit. They thought I was there to cause trouble,” Hung Anh recounted.
“Then I put down a deposit of 100 million VND, and suddenly everyone was rushing to claim that they had attended to me first and even started arguing over it…”
After sharing this amusing anecdote, the shark couldn’t help but express his understanding for the agents’ behavior: “I can’t blame the agents for their judgment. After all, they have to prioritize serving wealthy-looking clients over someone who looks like a vagabond like I did back then!”
This Facebook post has garnered over 43,000 interactions, thousands of comments, and hundreds of shares. It not only sheds light on the behavior of a segment of real estate agents but also emphasizes the importance of professional customer assessment based on expertise rather than appearances—a lesson that many in the industry are yet to learn.
Shark Hung Anh didn’t stop at sharing his personal story; he also candidly expressed his opinions about real estate agents. For instance, during the talk show “Con Tho Con Go” in November 2023, the Bin Group CEO shared his thoughts on the real estate agent profession.
According to him, “Young people in this industry are facing many challenges nowadays, but even in the past, as far as I know, being a real estate agent wasn’t as lucrative as one might think.” He questioned, “How much do real estate agents actually make, unless they are buying and selling properties themselves?”
The 8x CEO reflected on the fact that, after the land fever, not many real estate agents became rich. “The perception of wealth in this industry is mostly imaginary, not a reality.”
“Moreover, the intellectual component required in this profession is relatively low, to be frank. That’s why people use the term ‘land peddler’ instead of ‘car peddler’ or ‘phone peddler.’ Anyone can do it, which indicates a less sustainable labor market. The easier it is to enter a market, the easier it is for that market to change and disappear,” added Shark Hung Anh.
These statements sparked controversy among real estate agents, with many arguing that regardless of personal opinions, respect for all professions is essential. Every job has its value and contribution, and what matters most is that those in the profession feel proud, passionate, and able to sustain themselves through their work.
Recently, there has been a series of land fever incidents in many localities across the country, fueled by rumors of new planning or administrative mergers. Amid these new developments in the real estate market, Shark Hung Anh shared his predictions for the market for the period 2025-2027, reiterating his statements from the 2023 talk show “Con Tho Con Go.”

When asked by a real estate agent listener whether to “use short-term gains to support long-term goals” and whether to change directions during challenging times in the real estate market, Shark Le Hung Anh offered his insights.
According to the Bin Group CEO, the short and medium-term outlook for the market remains challenging, with prices falling and properties hard to sell. Real estate is cyclical, and Shark Hung Anh predicts that the market will hit rock bottom in 2025 before rebounding in 2025-2027.
“If you can hold out until then, stick with the profession. If not, consider your options,” advised Shark Hung Anh. He added that by that time, one might be older, and if one hasn’t mastered the art of selling during the land boom, it might be challenging to do so later. He suggested focusing on a new career path and taking it slow, without getting distracted.
“The chance of a quick turnaround is slim, especially for those without sufficient capital, like real estate agents. It’s risky because you’re too dependent on the market and lack direction, always playing catch-up. This is the reality for most people in the real estate business, not just in Vietnam but globally. Understand that the market is on a downward trend and be realistic. Focus and don’t give up!” encouraged Shark Hung Anh.
