“Real Estate Market Insights: Unlocking Northern Vietnam’s Potential”
At the recent Real Estate Seminar, SGO Homes’ General Director, Mr. Le Dinh Chung, identified four potential areas that have caught the attention of investors: Bac Ninh, Bac Giang, Hung Yen, and Vinh Phuc.
Notably, Hai Phong and Hung Yen were the two Northern provinces that garnered the most interest in the first four months of 2025.

According to Mr. Chung’s forecast, the real estate market in the provinces will continue its recovery trend, with practical housing segments leading the way due to the demand for conveniently located and legally compliant products. The provinces in the Capital Region will witness robust growth, particularly benefiting from infrastructure development and the trend of population dispersal from the Capital.
Focusing on Hanoi, the market is showing signs of stagnation. Apartment segments are no longer a strong attraction, but prices for primary apartments will continue to rise.
The provinces experienced a quick recovery in the first quarter of 2025, although it was localized and time-specific, mainly in large cities and areas associated with industrial zones.
Although the real estate market may stagnate in April and May due to psychological impacts after the US imposed tariffs and the market heated up in March, it is predicted that after June 2025, the provincial markets will bounce back strongly, albeit not as fiercely as before. Mr. Chung particularly emphasized the potential of Quang Ninh’s market after two years of stagnation.
Quang Ninh, part of the East-West Economic Corridor (along with Hung Yen, Hai Duong, and Hai Phong), is a bright spot with a dual economic model: world-class tourism based on Ha Long Bay’s advantage and modern industry concentrated in coastal economic zones and key industrial parks.
Additionally, provinces like Hung Yen and Hai Phong continue to attract interest from large investors.
In this context, Mr. Chung advised that investors should focus on products with real value or cash flow generation, prioritizing those with complete legal attributes. He recommended studying market factors carefully to avoid following the crowd. Long-term investment instead of short-term speculation will be an effective strategy to maximize sustainable profits. Additionally, investors should seek advice from reputable experts, allocate capital wisely, and consider potential satellite provincial markets.
