Accelerating Quick Turnaround Projects with a Green Breakthrough Plan

With three decades of tireless efforts since its establishment in 1995, Gamuda Land has firmly established itself as one of the leading green real estate developers in the region, with proven capabilities demonstrated through impressive eco-city projects globally.

In Vietnam, its two pioneering and most characteristic projects, Gamuda City in Hanoi and Celadon City in Ho Chi Minh City, are known as the “green lungs” of the two cities due to their impressive green planning, with a per capita green space density seven to eight times higher than the city average.

In 2022, Malaysia’s top real estate enterprise made a significant pivot by adopting a “Quick Turnaround Project” (QTP) development strategy. Since then, Gamuda Land has continuously accelerated this strategy, announcing a series of new projects preparing to enter the market, bringing the total number of projects in Vietnam to eight, with a total investment of USD 5 billion.

According to the company, the change in business strategy does not mean deviating from its initial purpose but instead perfectly complements it. All project development plans are governed by the Gamuda Green Plan (GPP) mechanism.

GPP is a comprehensive roadmap that outlines tangible objectives influenced by the “E-Environment, S-Social, and G-Governance” (ESG) factors for the next five to ten years. This roadmap commits Gamuda Berhad and its subsidiaries, including Gamuda Land, to a circular construction process with specific methods to reduce 30% of direct and indirect greenhouse gas emissions by 2025 and 45% by 2030. It also aims to plant one million trees globally in their projects by 2030.

Consequently, as more new projects emerge, Gamuda Land has more opportunities to realize these goals, leaving additional “green imprints” on the regional and global maps. And in Ho Chi Minh City, Elysian is the next “imprint.” This premium integrated apartment complex is currently the only project in the East of the city to be awarded the prestigious LOTUS certificate by the Vietnam Green Building Council (VGBC). It is also the first project in Vietnam to receive the GreenRE certification, Malaysia’s leading green real estate certification.

The Prominent Green Complex Apartment Project Takes the Lead in Thu Duc City’s Real Estate Market

Strategically located between the two Hi-Tech Parks of Ho Chi Minh City in Thu Duc City – the innovation hub of the entire Southeast region, the Elysian complex is built on a 2.8-hectare scale with an ideal construction density of only 38%. More than half of the total land area is dedicated to creating a nature-connected living space through Biophilic design. Over 40 world-class internal utilities are harmoniously designed with the eco-landscape, providing a complete, natural, and pure experience.

The arrangement of green spaces in the project is impressive and innovative, seamlessly integrating natural airflow and light throughout the horizontal and vertical spaces. Thousands of trees belonging to 44 native plant species with diverse canopy layers are present in every nook and cranny, from outdoor landscapes to the ground floor and vertical gardens like “Sky Gardens” and “Pocket Sky Gardens.” The Biophilic approach is also evident in the open space layout, ensuring that every corner of the apartment is filled with natural light and refreshing breezes.

The flow of water is also incorporated in various forms, highlighted by the central swimming pool area, consisting of six multi-functional pools and a curtain waterfall with a total water surface area of 1,190 square meters.

The Biophilic design approach strongly connects people with nature, contributing to the ecological and sustainable “lifestyle” of the Elysian community.

Thanks to its sustainable and environmentally friendly master plan, Elysian minimizes the use of concrete. The project design shows that 81.7% of non-load-bearing walls are made from non-burnt materials. In addition to meeting sustainable criteria in construction and design, the investor also focuses on the positive impact on environmental performance and energy-efficient operations.

In the operation process of the Elysian towers, Gamuda Land prioritizes the use of super-low energy with an efficient cooling system and smart features, along with solar and renewable energy lighting. As a result, combined with the network of greenery and water seamlessly integrated into each tower, Elysian significantly reduces total energy consumption by 16.53% and improves the air-conditioning system performance index by 101.4%… The project can also achieve a 65% reduction in freshwater demand through water recycling for irrigation, rainwater harvesting, and water-saving devices.
