The merger of peripheral localities into Ho Chi Minh City not only expands its administrative boundaries but also ushers in a new growth cycle for many areas. Among them, the South Zone, with its planning oriented towards a multi-center model and satellite cities, including the old District 7 and Nha Be, will form the southern urban area of Ho Chi Minh City. It is one of the five key satellite cities to be developed by 2030, with a vision towards 2050.
In addition to its vast land advantage and favorable riverine terrain for developing luxury resort projects, the South of Ho Chi Minh City also plays a strategic role in connecting with key provinces in the Mekong Delta through inter-regional infrastructure.
The administrative merger, which used to hinder urban development, now allows for synchronized planning in this area, increasing the potential for public-private investment and creating ideal conditions for developing new metropolises. This, in turn, strongly promotes population decentralization and enhances real estate values.
Moreover, a series of key infrastructure projects are being implemented, transforming the face of this area. Two new bridges, Long Kieng and Rach Dia, completed in 2023-2024, have improved the connection between the old District 7 and Nha Be, reducing traffic congestion. Construction of the new Rach Tom Bridge began on July 10, 2025, and is expected to be completed by the end of 2026, replacing the old iron bridge, expanding Le Van Luong Street, and enhancing inter-regional connectivity. Simultaneously, the Nguyen Huu Tho – Le Van Luong route is being widened, and the Nguyen Van Linh – Nguyen Huu Tho underground tunnel was completed in late 2024, providing convenient access from Nha Be to the city center.
In terms of inter-regional connectivity, Ho Chi Minh City is expediting the Ben Luc – Long Thanh Expressway and the 47km-long Metro Line 4 connecting Hoc Mon and Nha Be. These projects will not only reduce travel time and alleviate inner-city traffic pressure but also unlock the urban-commercial-logistics development chain, triggering real estate price increases in projects adjacent to key infrastructure.
The combination of infrastructure, development potential, and vast opportunities makes this area a new focal point for attracting real estate investment. According to data from major exchanges, the volume of real estate searches in Nha Be – Southern Saigon has increased significantly since the merger announcement. Experts predict that property prices in this area could rise by 15-25% in the next one to two years, especially in locations directly benefiting from the improved infrastructure.

Asserting its strategic position, the South of Ho Chi Minh City is also reshaping living standards with the emergence of new and modern urban projects that cater to the housing needs of the elite. The trend towards green living, riverside residences, and open vistas is gaining popularity, making riverside projects in the South increasingly attractive.
Among them, the high-end apartment project, Khai Hoan Prime, with its valuable riverside location on Le Van Luong Street, just a few minutes from Phu My Hung, is making waves in the market with strong absorption rates at each launch.
The project is planned according to resort-style standards, resembling luxury resorts, targeting modern residents who love nature and value living experiences. More than 75% of the project’s area is dedicated to developing green spaces and modern amenities that offer resort-like experiences within the urban setting. Every morning, residents can stroll by the river, immerse themselves in the mineral saltwater pool, or gather for a barbecue on weekends in the lush green space, creating a balanced and inspiring lifestyle.

Notably, the developer has dedicated 3,000 square meters to a Clubhouse that integrates a cafe shop, a high-end gym, and a youth talent education center, catering to the entertainment, relaxation, fitness, and educational needs of the residents. Each apartment is designed as a “resort at home,” with spacious balconies and transparent glass railings that maximize natural light and breathtaking views, seamlessly integrating nature into every moment.
Khai Hoan Prime also impresses with its on-schedule construction progress, clear legal procedures, and reputable developer. The project’s initiation of the main structure in June 2025, amid a selective market, signals the developer’s commitment to delivering a quality product at the right time. This presents an excellent opportunity for actual homeowners and a smart choice for mid to long-term investors as the area enters a new growth cycle.
