Condo prices remain high as supply remains limited
In 2025, Hanoi’s condo market continues to maintain high prices, showing more stability compared to 2024, but still posing a significant challenge for homebuyers, especially those with limited budgets. According to real estate market reports, the average selling price of primary apartments in Hanoi has reached nearly 80 million VND per square meter, a significant increase from previous years, and is expected to remain at this high level. The primary reason for the high prices is the concentration of new supply in large-scale urban projects. According to Savills, the new apartment supply in Hanoi in the first few months reached 7,940 units. Primary supply reached 11,168 units, a decrease of 33% quarterly and 14% annually. The number of sold units reached 7,914, a decrease of 41% quarterly but an increase of 49% annually. Class B accounted for 99% of the sold units. The absorption rate of new supply was 84%.
Looking ahead, experts predict that the likelihood of a decrease in primary apartment prices is low. In the remaining quarters of 2025, the expected new apartment supply is 7,400 units, with Class B continuing to lead, accounting for 67%. Notably, in the second quarter of 2025, there will be new projects with attractive locations, reputable developers, and high-quality construction, but the prices are expected to be around 100 million VND per square meter.
As condo prices soar, finding an apartment in Hanoi for around 70-80 million VND per square meter is becoming increasingly challenging. Apartments in the sub-100 million VND per square meter range are almost non-existent in the new market. Many buyers are considering other options such as private homes, townhouses, or land plots instead of apartments in this price range.
