205 Social Housing Units Available from VND 133 Million
According to information from Thong Nhat Joint Stock Company, from September 10th onwards, the company will start accepting applications for 205 apartments in the worker housing complex of the Housing Development Project in the service center of Bau Xeo Industrial Park, Trang Bom district, Dong Nai province. The application period will last until all apartments are sold out.
As shared by the investor, the apartments range from 31 to 70 square meters in size, with tentative prices from VND 4 to 11.4 million per square meter (depending on the floor). At these prices, the apartments will cost between VND 133 and 888 million each. This presents a great opportunity for workers to become homeowners.

This social housing complex spans an area of 20,450 square meters and comprises 6 blocks of 5- to 6-story apartment buildings, totaling over 600 units. The developer has completed more than 200 apartments so far and plans to commence the next phase on August 19th, which will include nearly 100 additional units.
Mr. Phan Trong Dat, Head of Investment and Business at Thong Nhat Joint Stock Company, shared on the Dong Nai provincial portal: “In August, our company will start constructing the next phase of this project, which includes 75 apartments ranging from 45 to 63 square meters each. The construction is expected to take 330 days, with completion slated for July 2026.”
In addition to the residential units, the project also features a community hall and auxiliary facilities such as a parking lot, underground water tank, and synchronized technical infrastructure.
As per regulations, there are 10 groups of eligible buyers for social housing at this project, including workers, employees of enterprises; officials, public employees, and civil servants; households and individuals whose land has been revoked, cleared, or demolished without compensation in the form of housing or land…
Dong Nai Has a Large Land Fund for Social Housing Development
Dong Nai is a province with a large population and a significant number of migrant workers, resulting in a high demand for social housing. According to the “Project to Invest and Build at Least 1 Million Social Housing Apartments in the 2021-2025 Period,” the province is assigned to build 22,500 apartments.

According to the Dong Nai People’s Committee, the province has over 1,000 hectares of land planned for social housing development, the largest in the country. This land fund corresponds to a capacity of 50,000 apartments. Currently, there are 10 projects with a scale of 13,000 apartments under construction, and 7 projects with a scale of 8,000 apartments have been approved for investment and are in the process of selecting investors.
The 10 approved social housing projects include: Social Housing ChC1 and ChC2 in Phuoc Tan Ward, Social Housing in Tam Hiep Ward, Social Housing in the resettlement apartment area in Long Binh Ward, Social Housing Complex on a 2.1-hectare land area in Phuoc An Commune, and Social Housing Complex on a 3.7-hectare land area, also in Phuoc An Commune.
Additionally, there are projects such as the Social Housing Project on a 3.5-hectare land area in Trang Bom district, Social Housing on a 2.8-hectare land area in Ho Nai Ward, Social Housing in Tan Trieu Ward, An Phuoc Social Housing in An Phuoc Commune, and the Phuoc Binh Social Housing Project in Phuoc Thai Commune.
Dong Nai’s leadership shared that, despite their efforts to implement the government’s social housing development plan, the results have been modest. The slow progress has been attributed to obstacles in investment preparation, prolonged legal procedures, difficulty in accessing preferential loans, and the need to adjust some projects according to new regulations in the Land Law, Housing Law, and Real Estate Business Law.
To attract more enterprises to invest in social housing, the Dong Nai People’s Committee has implemented a mechanism to utilize the provincial budget to support 20% of the cost of technical infrastructure construction (excluding the internal system within the building) for social housing projects, worker housing in industrial parks, and housing for the armed forces in the province.
