Office Costs Are a Major Challenge for Start-up Real Estate Agencies

According to a survey by Maison Office (07/2025), rental rates for office spaces in prominent buildings such as HUD Tower (Le Van Luong Extension), Handico Tower (Pham Hung Street), CEO Tower (Pham Hung Street), Keangnam (Pham Hung Street), and The Light (To Huu Street) range from 13 to 22 USD/sqm/month, equivalent to 320,000 – 528,000 VND/sqm. On average, an office space for approximately 50 employees requires an area of 150 sqm, resulting in monthly rental costs ranging from 48 to 80 million VND/month. This excludes additional operational expenses such as electricity and reception staff. Moreover, initial investments in infrastructure and office equipment can amount to 500 to 600 million VND. These financial burdens pose a significant challenge for start-up real estate agencies.
