“Mitsubishi Estate Continues to Invest in Built-to-Suit Warehouses in Tay Ninh and Hai Phong”

Mitsubishi Estate, a prominent Japanese real estate conglomerate, has expanded its footprint in the Vietnamese market with the inauguration of its first logistics project in the country, Logicross Nam Thuan. This marks a significant step for the company as it ventures into the thriving logistics industry in Vietnam, specifically in the Tay Ninh region.

Logicross Nam Thuan, occupying over 11.5 hectares of land with a total floor area of 6.3 hectares, is considered one of the largest pre-built warehouse facilities in Duc Hoa, Long An (now Tay Ninh). This is Mitsubishi Estate’s first logistics project in Vietnam and has achieved the LEED BD+C certification for its sustainable and environmentally friendly development.

Mitsubishi Estate’s second project, Logicross Hai Phong, is currently in the final stages of completion in the northern market and is expected to be finished by September 2025. The total investment for both projects is estimated at approximately 13.5 billion Japanese Yen (equivalent to 94.4 million USD). The Logicross Nam Thuan project alone has an investment of over 1,000 billion VND.

Logicross Nam Thuan consists of three single-story buildings offering a minimum rentable area of approximately 3,000 square meters to cater to a large number of tenants. Notably, the warehouse is designed with a two-way cargo handling system, suitable for complex logistics operations such as cross-docking. Since August 2025, the project has actively commenced leasing activities and is garnering interest from numerous businesses.

Logicross Nam Thuan is Mitsubishi Estate’s first logistics project in Vietnam, particularly in Tay Ninh. The project is currently leasing.

Speaking at the project inauguration event, Mr. Huynh Van Son, Vice Chairman of the Tay Ninh Provincial People’s Committee, shared that in recent years, local government support has been instrumental in making Tay Ninh an attractive destination for foreign investors. The demand for logistics is expected to continue rising alongside the growth of industrial and economic development.

Mitsubishi Estate entered the Vietnamese market in 2010, established a subsidiary in Ho Chi Minh City in 2019, and opened a representative office in Hanoi in 2020. With experience in various real estate sectors, the group has surpassed 100 billion Yen in total investment.

Mitsubishi Estate Group currently develops and manages over 50 logistics facilities across 8 countries and regions, predominantly in the United States. The company will continue to expand its global logistics network, as well as its residential and office portfolio.
