Unlocking Optimal Financial Strategies and Exclusive Benefits for Pioneer Customers

The Baia Retreat Hoi Van, a newly launched integrated urban resort in August, has quickly created a buzz in the real estate market of Gia Lai (formerly Binh Dinh). This project has attracted interest from a majority of northern and local investors as a unique home-retreat option: long-term red-book legal status, a rare natural hot spring resource with temperatures exceeding 80°C, a unique model, and a focus on health-care and energy rejuvenation experiences.

With its proximity to Phu Cat Airport and easy access to the central Quy Nhon beach, the hot spring villas in this development are being offered at very accessible prices, ensuring high liquidity.

Own a natural hot spring villa starting from just VND 4xx million

The project’s appeal is easy to decipher. The total value of a long-term owned hot spring villa, including the house and land, is just over VND 4 billion. The initial investment required is only over VND 400 million, equivalent to 10% of the value, which is a very competitive starting point compared to most products in the same segment. In addition, the investor consortium of Onsen Hoi Van Co., Ltd. and Truong Thanh Binh Dinh Joint Stock Company (under TTVN Group) has also partnered with Vietinbank to offer a financial support package with loans of up to 70%, repayment terms of up to 35 years, a 24-month grace period for principal and interest exemption, and a 2-year waiver of management fees. For early-bird payers, the initial sales policy includes a discount of up to 9.5%.

Especially, in the first sale, with only VND 50 million in booking fees, customers will receive a 3% discount of up to VND 200 million.

The project is managed and operated by Naniwa Issui, a Japanese company with a century of experience in the hot spring resort industry. Baia Retreat Hoi Van is a perfect addition to the province’s tourism map, enhancing experiences and prolonging the stay of visitors to old Binh Dinh (Gia Lai). The commitment to a rental commission and revenue-sharing program of up to 52% will also contribute to stable cash flow and high-profit margins.

With the current construction progress, the project is expected to be operational by 2026, with the first products introduced to the market and operated within the year.

Great Potential in the Real Estate Regeneration Trend

According to Mr. Dang Hong Linh, Vice Chairman of Max Thang Long Real Estate Joint Stock Company, the project’s business development consultant: “In the Vietnamese market, projects associated with hot springs tend to have very high occupancy rates once operational. In northern Vietnam, for example, hot spring resorts have occupancy rates of 75-80% and are often fully booked during the tourist season. Moreover, due to their health-care nature, these projects can be utilized year-round, unaffected by weather conditions, and are even more popular during cold or rainy seasons.”

Hoi Van is among the rare hot spring sites in Vietnam, ranking at the top in terms of temperature, with a boiling point above 80°C. It contains over 20 beneficial minerals, including rare ones like sulfur and radon, often used in wellness and therapeutic treatments for dermatology, musculoskeletal, circulatory, and rehabilitation needs. The hot spring stream has shaped the core of the 42-hectare urban area, forming a “healthy mineral valley” with open-air mineral pools, meditation huts, streamside walkways, a chain of health-care facilities, hotels, spas, commercial services, and Champa cultural spaces.

Specialized Health Care Center at Baia Retreat Hoi Van

Baia Retreat Hoi Van is a pioneer in implementing the philosophy of “regenerative real estate.” It marks a clear shift in the market from second homes to home-retreats, prioritizing health and longevity. In the context of “health being the greatest wealth,” the project offers a sustainable solution for a generation redefining “wealth” in terms of quality of life. More than just a promising investment, Baia Retreat Hoi Van is a true “second home” where generations can come to rest, periodically care for their health, or permanently reside amidst pristine nature.

Building on its expertise in renewable energy, TTVN Group continues to pioneer the development of sustainable living standards and elevates the concept of second homes into a “heritage legacy” that appreciates over time. With a focus on Heritage & Retreat, blending local Chăm pa traditions with Japanese onsen architecture, utilizing environmentally friendly materials, and maximizing natural light and air, TTVN Group promises to deliver a unique urban hot spring resort in the south-central coastal region.
