Untapped “Golden Heritage Circuit”

In recent years, Quang Tri Province has continuously showcased its tourism appeal, boasting a unique ecosystem of scenic and heritage attractions. Specifically, in the former Quang Binh region, according to local tourism promotion center data, the number of tourists reached nearly 18 million during the 2021-2025 period, with average annual revenue surpassing 105% of the plan. In the first six months of 2025, Quang Tri recorded over 4.8 million tourist arrivals, a more than 25% increase compared to the same period last year.

Not only is the area renowned for its pristine natural beauty, including the Phong Nha-Ke Bang National Park, Son Doong Cave, and Nhat Le Beach, but it is also steeped in special historical and cultural values. This region is considered an untapped “tourism gold mine.”

The synergy between natural, cultural, and historical elements endows Quang Tri with a rare tourism ecosystem in Central Vietnam. It is one of the few areas in the region that boasts both forest and coastal resources, along with significant heritage and historical landmarks. Additionally, the province is strategically located on vital national transportation routes, such as the Ho Chi Minh Road, National Highway 1A, the North-South railway, and the East-West Economic Corridor, facilitating quick connections to major tourism hubs like Hue, Danang, and Hoi An.

Notably, the recent administrative merger of Quang Binh Province into Quang Tri Province has ushered in a new development cycle for the area. According to experts, the new province model integrates all the necessary conditions for a more comprehensive master plan, thereby promoting the efficient exploitation of local resources, especially in tourism and resort development. This facilitates the formulation of an inter-regional tourism strategy.

A Much-Needed Boost for the Market

Despite record-breaking tourism growth, the resort real estate market in Quang Tri continues to face bottlenecks, most notably a severe shortage of high-quality accommodation facilities.

Son Doong Cave is currently the largest cave in the world

Preliminary statistics reveal that the entire region currently has only three 5-star hotels and eight 4-star hotels, falling short of meeting the growing demands of domestic and international visitors. The absence of integrated resort cities offering a combination of accommodation, experiences, commerce, and investment opportunities hinders the market’s ability to form distinct growth poles, as seen in Danang or Nha Trang.

Experts believe that this is the opportune moment for prominent investors to enter the market and create large-scale resort complexes. Projects with a large-scale, integrated range of facilities will serve as a much-needed boost, contributing to the region’s tourism upgrade and attracting sustainable investment.

Anticipating the market’s potential, several strategic investors have started returning to the area. Notably, the FLC Group is making a comeback with the FLC Quang Tri Beach & Golf Resort project—a large-scale, integrated resort city spanning 2,000 hectares along a 5-kilometer beach with high potential.

The project is designed as a smart resort city, offering a diverse range of products: beach villas, shophouses, mini-hotels, and tourist apartments. Notably, the complex will feature an adventure sports park spanning over 800 hectares, poised to become a unique attraction in Central Vietnam’s tourism landscape.

In tandem, the project will also develop an international-standard golf course and a comprehensive chain of amenities, aiming to create a “multi-experience resort city” unprecedented in the region. The harmonious integration of accommodation, resort, sports, and commercial facilities will not only address the shortage of high-end tourism infrastructure but also propel Quang Tri to become the new tourism and resort hub of Central Vietnam.

Phong Nha-Ke Bang National Park, a UNESCO World Heritage Site

The emergence of comprehensive resort city models like FLC Quang Tri Beach & Golf Resort not only addresses the need for premium accommodation but also helps create local employment opportunities, attract investment, and enhance service capabilities. These projects are expected to have a significant ripple effect, contributing to the professionalization and sustainability of Quang Tri’s resort real estate market.
