Despite the stagnant phases of the country’s real estate market, land in Danang has maintained its allure, even becoming more appealing when compared to the equally “hot” segment of river-view apartments. Observations from the beginning of 2025 until now show that land prices in many areas are only half or even a third of the price of apartments by the Han River, with much more vibrant transactions. This is considered the reason why savvy investors continue to choose Danang as a destination to accumulate assets.
Mr. Le Hung, a Hanoi investor, shared that with a capital of about 5 billion VND, instead of borrowing to buy an apartment in the capital, he decided to invest in a 100-square-meter land plot in the Cam Le – Hoa Xuan area by the river.
Although unsure of the potential growth, Mr. Hung expects to soon build a satisfactory house for both living and renting, as the surrounding infrastructure and amenities are already complete. In Hoa Quy, land plots that were advertised for sale at the beginning of the year at 40 million VND per square meter have now increased to 55-60 million VND. Many investors regret missing out on the opportunity to buy early in the initial phase. The land plots by Dam Sen, as locals call it, or the locations near the 50-hectare park in Nam Hoa Xuan, quickly came into the spotlight.
Experts opined that, in addition to the boost from urban planning and infrastructure development, Danang real estate, particularly land plots by the river, creates a stronger pull as both a profitable investment channel and an asset with sustainable usage value.

A crucial factor in the allure of Danang’s land plots is the price difference compared to other major cities. While land in the inner city centers of Hanoi and Ho Chi Minh City has reached hundreds of millions to billions of VND per square meter, land plots by the river in prime locations in Danang still fluctuate between 45 and 60 million VND per square meter. Meanwhile, luxury apartment projects in Danang have reached 100-150 million VND per square meter, with some city-center projects surpassing 200 million. This paradox makes land plots even more attractive because, in terms of long-term value appreciation potential, land always has the upper hand.

Besides price, psychology also plays an important role. For many Vietnamese, owning a land plot means having the freedom to “dream their own dream.” Unlike apartments that are limited by fixed designs and the lifespan of the building, land plots allow homeowners to plan, construct, and creatively craft their living space. The urban areas by the river in Danang are usually well-planned with synchronous infrastructure, allowing residents to enjoy both communal amenities and privacy.

In terms of infrastructure, the city continuously invests in key projects such as the cluster of intersections near the Hoa Xuan Bridge worth more than 1,500 billion VND, improving the riverside landscape, and lighting up the bridges near the center, connecting with the 400-billion-VND river of lights project. These projects have led to a 20-30% increase in land prices in Lien Chieu, Hoa Khanh, and Hoa Xuan just in the past year. Especially since 2025, the new Real Estate Business Law has restricted land subdivision, making new supply increasingly scarce. With demand continuing to rise, the value of river-view land plots is sure to have more room for strong growth.

Mr. Nguyen Chi Thanh, Vice Chairman of the Vietnam Real Estate Brokers Association, shared that land plots always have a huge attraction. Especially outside the centers of big cities, when land plots are released, they are often bought by local residents with a need for housing in that area first, and then by investors from other places who also prioritize this product.

A direct comparison between land plots and apartments highlights the distinct differences even more. The price of land plots in Danang is only half or even a third of the price of luxury apartments, but they have better liquidity. Many luxury apartment projects in the center, despite being offered at high prices, do not always see booming sales. Land plots, thanks to their reasonable prices and limited supply, often sell out immediately upon launch. A typical example is the release of 600 land plots in the Con Dau area of Danang recently.
Land plots also do not face the pressure of asset depreciation like apartments, which gradually lose value as the building ages. On the contrary, land values are almost always maintained and even increase. This is why many people choose to invest tens of billions of VND in a spacious home by the river in Danang, where they can enjoy a comfortable living space and hold an asset with long-term profitability potential, instead of a cramped apartment in the inner cities of Hanoi or Ho Chi Minh City.
Homes by the river are the “darling” of the market, but built-up real estate by the river is often positioned in the luxury segment, which is difficult to access compared to land plots. However, river-view living is a dream for many.
It can be said that Danang land plots, especially in river-view areas like Hoa Xuan, old Hoa Quy, Ngu Hanh Son, etc., currently possess competitive pricing, potential for price increases due to infrastructure and urban planning, flexibility in construction, and sustainable asset value.

According to statistics from the Batdongsan.com.vn specialist website, in Danang, the top searched areas for land plots are Hoa Xuan – Cam Le and Hoa Ngai – Ngu Hanh Son. Danang land prices increased by about 30% in the first half of 2025. Resale prices in the secondary market rose by 5-25% depending on the area.

They assert that the claims made by residents are inaccurate and that any changes are in line with the relevant regulations.
