On September 6th, the People's Committee of Gia Lai province announced its decision to approve the investment proposal for the Nam De Gi Residential Area project, spanning across 15.15 hectares.

According to the investment approval decision, the project site is located in Cat Tien commune, Gia Lai province.

The goal is to develop a new residential area in Nam De Gi with diverse housing types, including commercial and service facilities (for sale, lease, or lease-to-own), with a low density and modern technical and social infrastructure to serve the planned area and its surroundings.

At the same time, the project aims to enhance the value and utilization of land, meeting the needs of settlement, shopping, entertainment, and providing opportunities for people to buy, rent, or lease-to-own real estate in a civilized, modern, and infrastructure-complete area with harmonious landscapes and amenities that elevate the material and spiritual lives of the locals.

In terms of scale, the project involves the construction of residential areas, commercial and service facilities, social and technical infrastructure, transportation, and more. The total area allocated for residential use is 61,918 square meters, accommodating 312 lots. This includes terraced houses with a total land area of 29,650 square meters, comprising 196 lots, and a maximum construction density of 90% and a maximum height of four stories.

The project also features detached villas with a total land area of 32,268 square meters, consisting of 116 lots, a maximum construction density of 65%, and a maximum height of four stories.

The total number of houses includes 196 terraced houses and 116 detached villas. The preliminary total cost of the project exceeds VND 1,800 billion, with a duration of 50 years. The investor selection process will be conducted through an auction for land use rights.

Mr. Nguyen Tuan Thanh, Vice Chairman of the Gia Lai Provincial People’s Committee, assigned the Center for Land Fund Development to coordinate with relevant agencies to announce the plan and list of land plots for auctioning land use rights as prescribed by law.

The Center is also responsible for compensation, support, resettlement, and related procedures to organize the auction of land use rights for the project.

The Department of Agriculture and Environment will take charge of determining the starting price for the auctioned land and inspecting and completing the dossier for submission to the Provincial People’s Committee for approval of the land use rights auction plan and starting price. It is important to note that during the implementation process, relevant agencies and units must comply with the regulations on national defense and security as advised by the Ministry of Defense and the Ministry of Public Security.

The Vice Chairman of Gia Lai province also assigned responsibilities to the Department of Finance, the Department of Construction, the Department of Agriculture and Environment, the People’s Committee of Cat Tien commune, and related units for the content of appraisal within the scope of their assigned tasks; and to monitor and supervise the implementation of the project in accordance with the law.

The winning investor will implement the project according to the approved 1/500 construction planning. The investor must also comply with relevant regulations and ensure that the project implementation meets the specified requirements.
