Đảo Kim Quy is a prestigious project developed by TTC Land, situated in Bien Hoa
ward, Dong Nai province. With a total investment of approximately VND 7,200
billion, the project offers a diverse range of 571 properties, including garden
houses, twin villas, and single villas.

Strategically located on Tan Van island, right next to Ho Chi Minh City, Dao Kim
Quy enjoys unparalleled connectivity. It is just 1.5km away from the Tan Van – My
Phuoc intersection on the Ring Road 3, providing easy access to Ho Chi Minh City,
the former Binh Duong province, and key industrial zones in the Southeast
region.

Residents of Dao Kim Quy will appreciate the convenience of a 20- to 30-minute
commute to Ho Chi Minh City and a 40-minute drive to Long Thanh International
Airport via the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and the
upcoming Ring Road 3.

Surrounded by the Dong Nai River, Dao Kim Quy offers a secluded ecological
environment while remaining well-connected to surrounding urban areas. This
project is also one of the few in Southern Vietnam to be developed following the
“island urban” model.

Furthermore, Dao Kim Quy is positioned across from the new political and
administrative center of Dong Nai (105 hectares) and adjacent to the upcoming
Sun Group’s Hiep Hoa urban area (290 hectares, VND 72,000 billion). This forms a
new “golden triangle” at the eastern gateway to Ho Chi Minh City, driving
urbanization and enhancing the area’s real estate value.

According to Mr. Vinh, a local real estate broker, “The projected selling price
for this project ranges from VND 85 to 90 million per square meter, depending on
the product and location.” This price point is highly competitive when compared
to the center of Tran Bien ward (former Bien Hoa).

A local resident shared that the land prices in this area have skyrocketed over the
years. Approximately 15 years ago, land prices were only VND 2-5 million per
square meter. With the commencement of the project, prices have surged by a
factor of ten, now ranging from VND 20-50 million per square meter.

Currently, several low-rise buildings have been completed, and land filling and
plot subdivision have been finalized in many areas.

The internal transportation system is taking shape, with several roads already
paved with asphalt.

The foundation and steel frame of the commercial center are now visible, marking
the progress towards the next construction phases.

The commercial townhouses along the main axis have completed their structural
work.

With its prime location and unique development model, Dao Kim Quy is poised to
become a new urban landmark in Dong Nai. However, the completion of legal
procedures and external infrastructure will be crucial factors in determining the
project’s long-term appeal and value.
