On the evening of September 5th, the first apartments in the Sunshine Legend City project were officially priced and sold via a live NobleGo livestream auction. Typically, the winning bidder would be expected to pay the final bid amount. However, Sunshine Legend City took an unexpected turn.

The auction began with a 35.2 sq. m studio apartment, featuring basic furnishings, with a starting price of 1.4 billion VND (approximately 40 million VND per sq. m). Within 30 minutes, nearly 100 participants joined the bidding, driving the price up to 1.8 billion VND (approximately 52.5 million VND per sq. m). Ms. Nguyen Thi Nhung placed the highest bid and was declared the winner.

However, in a surprising twist, instead of requiring Ms. Nhung to pay the bid amount of 1.8 billion VND, Sunshine Group announced a reduction of over 100 million VND, selling the apartment for 1.7 billion VND (approximately 49 million VND per sq. m, including VAT).

The next auction lot was even more surprising; another 35.2 sq. m studio with a starting price of 1.4 billion VND. Due to its desirable location, the bidding was more spirited, with the highest bid reaching 2.5 billion VND (approximately 71 million VND per sq. m). While this was the highest bid of the evening, it was in line with the prices of similar studios in a large project located directly across from Sunshine Legend City.

Ms. Nguyen Thu Trang placed this highest bid and was declared the winner. However, Sunshine Group once again surprised everyone by reducing the selling price to just over 1.5 billion VND (approximately 45 million VND per sq. m), which is 45% lower than the prices of comparable apartments in the area. This meant that Ms. Trang effectively received a discount of nearly 1 billion VND from the amount she was prepared to pay.

This is a rare occurrence in the real estate market. Instead of following the usual principle of “you get what you pay for,” Sunshine Group unexpectedly offered significant discounts to the buyers.

A representative of Sunshine Group stated that the company’s decision to lower the selling price during the auction and offer Sunshine Legend City apartments at a 25% discount compared to the market rate will help bring down housing prices in Hanoi, thereby creating more opportunities for buyers to own quality apartments at reasonable costs.

While most new projects tend to increase prices with each phase of sales, Sunshine Legend City is going against the market trend.

According to Sunshine Group, all apartments in Sunshine Legend City will be sold at prices approximately 25% lower than those of comparable luxury projects in the area.

Despite the lower prices, Sunshine Group assures that the project will maintain the same standards as their previously completed projects, such as Sunshine City in Hanoi and Sunshine Sky City in Ho Chi Minh City. The apartments will be delivered with modern smart furniture, allowing buyers to move in immediately.

Notably, 100% of the project’s properties will be supported with free sales and rental listings on NobleLink, an exclusive platform developed by Sunshine Group.
