Da Nang Plans to Triple or Quadruple Social Housing Rental Prices

Da Nang is set to adjust rental prices for social housing under public assets, with an average increase of 3–4 times during the 2026–2030 period.

The Da Nang Department of Construction has announced a public consultation on the proposed adjustment of rental prices for social housing units owned by the state within the city.

According to the draft plan, new rental rates are expected to increase by an average of 3–4 times the current rates, implemented over a 5-year period (2026–2030). Specifically, in 2026, prices will rise by approximately 30–40% to allow residents time to adjust. By 2028, rates will gradually increase to 2–2.5 times the current levels, and by 2030, they will reach the fully calculated rates.

Out of the 42 social housing complexes, 36 will follow this price adjustment schedule. Those awaiting demolition or recently assigned rental rates will not be adjusted at this time.

Under the adjustment plan, the An Cu 5 apartment complex (Son Tra District) will see its rental rate increase from approximately 4,000 VND/m² to nearly 17,000 VND/m² by 2030.

Some of the most significant increases are projected for the following complexes: Nam Tuyen Son (Ngu Hanh Son District) from 5,629 VND/m² to 33,410 VND/m² in 2030, a nearly sixfold increase; the 12-story Nai Hien Dong Fishing Village complex (Son Tra District) from 15,000 VND/m² to 44,590 VND/m²; the 11-story Phong Bac complex (Cam Le District) from 14,000 VND/m² to 44,670 VND/m²; and the Cancer Hospital staff housing from 16,900 VND/m² to 51,370 VND/m².

The Department of Construction explains that most social housing units still apply rental rates set at the time of handover, without accounting for maintenance costs. The resulting revenue is insufficient to cover upkeep, forcing the city budget to fund major repairs, such as elevators and fire safety systems.

The rental adjustment aims to ensure compliance with legal regulations, reduce the burden on the city budget, and fulfill directives from the Da Nang People’s Committee.

The Department of Construction invites relevant agencies, organizations, and individuals to review the draft and submit feedback by September 25 for consolidation and reporting to the city’s People’s Committee for final decision-making.
