
Spanning over 5.8 hectares, the land at 40 Thinh Liet Street (Hoang Mai District, Hanoi) is part of a pilot project for commercial housing development through land use rights agreements. The Thinh Liet Urban Function Area project is slated for construction with an estimated investment of over 2.8 trillion VND.

Vinawaco Urban Infrastructure Development Investment Corporation is the project’s developer. Construction is expected to commence in Q4/2028.

To the north of the project lies Thinh Liet Street.

To the south is Alley 1277 Giai Phong.

The project offers an eastern view of Thinh Liet Cemetery.

To the west is an existing residential area.

The project is conveniently located near Linh Dam Lake, Nuoc Ngam Bus Station, and Giap Bat Bus Station.

The land has been abandoned and left unused for many years, covered in sheet metal.

Overgrown weeds have turned the area into a wilderness.

According to a former official of Thinh Liet Ward (now Hoang Mai Ward), the land was previously a production facility managed by Thinh Liet Concrete Investment Corporation. After relocation, it has been abandoned for over a decade. In 2015, Hanoi announced the detailed 1/500 planning for the Thinh Liet Urban Function Area, which included six high-rise residential buildings. However, the project remains on paper.
