The Hanoi Department of Construction has recently announced a list of housing projects eligible for future real estate trading, updated for the first nine months of 2025. The list includes 33 projects, offering over 30,300 units in total. Among these, approximately 24,600 are apartments, and 5,700 are low-rise homes.

The majority of new apartment supply comes from several Vinhomes megacity projects in Tu Liem, Dong Anh, and Gia Lam, providing nearly 18,200 units.

The project with the highest number of units available for sale is the U38, L30M-1, L30M-2, Z30-1, and Z30-2 apartments, located in the B1-CT01 plot of Gia Lam Urban Area (commercially known as Vinhomes Ocean Park 1), offering 3,144 units.

In the Tay Mo – Dai Mo New Urban Area – Vinhomes Park, two apartment projects are eligible for trading:

HBI Corporation’s project includes towers Z38.1, Z38.2, and Z38M.1 on plot F3-CH04, with approximately 1,836 units.

Tay Ha Noi Real Estate Business Development Corporation’s project includes towers U39-HH1 and U39-HH2 on plots F2-HH01, F2-HH02, and F2-CX01, with approximately 1,488 units.

In Phase II of Nam Thang Long Urban Area (commercially known as Ciputra), Nam Thang Long Urban Area Development Company has three low-rise housing projects:

Low-rise housing in plots TT-01 to TT-19 and CX-01 to CX-04, with approximately 234 units.

Low-rise housing in plots TT-20 to TT-37 and CX-05, with approximately 175 units.

Low-rise housing in Zone A, plot I.C41, with approximately 75 units.

Additionally, the project list includes:

The Kepler Land Twin Towers (HH-01, HH-02) in the Financial and Commercial Center of Mo Lao Urban Area, developed by TSQ Vietnam, with approximately 1,280 units.

CT2 High-rise Building in the DM1 Urban Function Area, developed by FLC Group, with approximately 410 units.

Towers E and F in plot K8-HH1 of Tay Ho Tay Urban Area Center (commercially known as Starlake), developed by THT Development Company, with approximately 284 units.

Nhịp sống mới – Sunshine Grand Capital Urban Area, developed by DIA Investment Corporation, with approximately 2,301 low-rise homes.

Projects in low-rise plots of Zones A, B, C, D, E, and F in Green City Urban Function Area (former Dan Phuong District), developed by Vingroup, with approximately 2,279 low-rise homes.

Project in plot 19 of Nam Duong Vanh Dai 3 Urban Area (The Manor Central Park), developed by Bitexco Corporation, with approximately 36 low-rise homes.

According to the Ministry of Construction, in Q2, the average apartment price in Hanoi reached 80 million VND/m², a 5.6% increase compared to Q1. Alongside Ho Chi Minh City, Hanoi’s apartment prices have reached their highest level in nearly a decade.
