Hanoi to Welcome $860 Million Urban Complex Spanning 75 Hectares Near Thang Long Boulevard

The Hanoi Department of Finance has issued an Expression of Interest (EOI) for the Nam Thang Long Urban Area project.

Located in Dai Mo Ward, the project boasts a total investment of nearly VND 20,247 billion and is designed to accommodate approximately 10,000 residents. The project is scheduled to be implemented from 2025 to 2030.

The project is bordered by Thang Long Boulevard’s service road to the north, the planned area for central government offices and existing residential areas to the east, Nhue River to the south, and a 21.25m wide planned road to the west.

Specifically, the Nam Thang Long Urban Area is situated at the intersection of Thang Long Boulevard and Le Quang Dao Street, less than 1 km from Vinhomes Green Bay. Notably, the villas at Vinhomes Green Bay are among the most expensive in Hanoi, with some lakeside properties reaching up to VND 1.5 billion per square meter.

The project is adjacent to the service road of Thang Long Boulevard, Vietnam’s longest and most modern avenue.

The total project area spans approximately 75 hectares, including 65.9 hectares of residential land, 6.9 hectares of other residential land, and 2.2 hectares of non-residential land. The residential area covers 13.9 hectares, featuring a diverse layout: 28 townhouse lots (totaling 5.3 hectares, 5 stories high); 13 semi-detached villa lots (4.9 hectares, 4 stories high); and 20 detached villa lots (3.7 hectares, 4 stories high).

In addition to housing, the project allocates land for essential social amenities such as: kindergartens (0.8 hectares), primary schools (1 hectare), middle schools (0.8 hectares), and 4 parking lots (0.4 hectares). The social and technical infrastructure is designed to be synchronized, creating a high-quality living space that meets sustainable development standards.

Adjacent to the project is the planned area for central government offices and existing residential areas.

Previously, the project was approved by the Hanoi People’s Committee with a detailed 1/500 scale plan in December 2016.

In July, Hanoi also announced the search for an investor for the Uy No – Viet Hung social housing project in Dong Anh District, Hanoi. The project covers approximately 38.4 hectares with a total expected investment of VND 5,363 billion.
