“1,000 Affordable Apartments Sold Out in 5 Hours: Can Sunshine Group Cool Down Hanoi’s Real Estate Market?”

What sets this project apart is its starting price of just 50 million VND, which is 25% lower than comparable units in the surrounding area, attracting over 4,000 booking inquiries.

Over the past decade, Hanoi’s apartment prices have tripled, far outpacing income growth. According to the Ministry of Construction, the average primary market price reached 80 million VND/m², up 5.6% from the beginning of the year and 33% compared to the same period in 2024. Notably, luxury projects recorded prices ranging from 150 to 300 million VND/m².

The Vietnam Association of Realtors (VARS) analyzed that current prices are beyond the reach of not only low-income groups but also those in the upper-middle-income bracket.

In this context, Sunshine Legend City, a 50-hectare project in Nghia Tru commune (Hung Yen province), has created a local frenzy. Located near the Hanoi-Hai Phong expressway and opposite the major projects Vinhomes Ocean Park 2 and Vinhomes Ocean Park 3, Sunshine Group claims its apartments are priced 25% lower than comparable luxury projects in the area.

The developer offers apartments starting at 50 million VND, the lowest price for new units in the capital, where new supply typically starts at 100 million VND/m².

Our survey shows that opposite Sunshine Legend City, apartments are priced between 70-80 million VND/m². Just 2 km away, Ecopark offers units at around 80 million VND/m², with some premium areas exceeding 100 million VND/m². Most towers in Ecopark and surrounding projects are fully occupied, highlighting the strong demand in Hanoi’s eastern real estate market.

Despite lower prices, Sunshine Group ensures Sunshine Legend City meets the same standards as its operational projects like Sunshine City (Hanoi) and Sunshine Sky City (Ho Chi Minh City). Units come fully furnished, ready for immediate occupancy. Notably, Sunshine Legend City includes a product line delivered with complete interiors, allowing buyers to move in immediately.

Industry experts view Sunshine Legend City as a rare affordable project in today’s market. Starting at 1.5 billion VND per unit, it has helped lower average prices for new apartments launched in late 2025. With 12 towers and over 8,000 units, it will provide quality housing for tens of thousands.

The government is closely monitoring strategies to reduce apartment prices. At a conference on September 22, the Prime Minister emphasized that high housing prices are straining affordability. He questioned why “apartment prices keep rising and remain high.”

“So many people need housing but cannot afford it due to high prices. Apartments at 70 million or 100 million VND per square meter are out of reach for most,” he stated.

Nguyen Van Dinh, Vice Chairman of the Vietnam Real Estate Association, analyzed that project costs include 25% for land, 5-10% for investment procedures, construction expenses, and developer profits. Only profit margins can be reduced, but this requires better management, which few developers achieve.

Sunshine Legend City broke ground on August 19, 2025, alongside 250 other projects nationwide, celebrating the 80th anniversary of the August Revolution and National Day.

With nearly 8,000 fully furnished smart apartments, Sunshine Legend City is a flagship project in Sunshine Group’s strategy to develop 20,000 high-quality, affordable units in Hanoi, Ho Chi Minh City, and satellite cities. The project has completed legal procedures and land payments as of early 2025.

Located near the Hanoi-Hai Phong expressway, it connects directly to Ring Road 4, Ring Road 3.5, and seven Hong River bridges, offering excellent transportation links. The Ngoc Hoi Bridge, started on August 19, will reduce travel time to the capital.

The project also benefits from major infrastructure like the Ngoc Hoi Bridge and Gia Binh International Airport (Bac Ninh), expected to boost regional connectivity and investment potential in Hung Yen and Bac Ninh.

Responding to the Prime Minister’s call for addressing youth housing, Sunshine Group plans to supply 20,000 high-quality, affordable units in Hanoi and Ho Chi Minh City, helping young people achieve homeownership.

Sunshine Group representatives stated that these new products meet the same standards as their premium projects, with a focus on pricing. By controlling the entire development chain, they reduce costs and lower profit margins, making quality homes accessible without compromising living standards.
