Real Estate Firm Fined Over $22,000 for Misrepresenting Property Information

While there are no legitimate land plot projects in Toàn Lưu Commune, Hà Tĩnh Province, Đông Quân Land has fabricated a project to artificially inflate prices and sell land under false pretenses.

On October 3rd, the Toan Luu Commune Police Department announced that Dong Quan Land Company (headquartered in Nghe An) was fined VND 505 million by the Ha Tinh Department of Construction.

According to the Toan Luu Commune Police, on September 20th, Dong Quan Land Company began real estate business activities in Trung Tam village, Toan Luu commune, promoting a “Riverside Land Plot Project.”

Upon receiving the report, the Toan Luu Commune Police collaborated with relevant authorities to investigate the involved parties.

During the verification process, the police found that Dong Quan Land committed several violations, including: providing false documents and information about the real estate they were brokering, creating misleading diagrams, issuing invitations, and naming the project “Riverside Land Plot Project” inaccurately. Additionally, they lacked the required real estate brokerage certification.

The police department submitted the case to the Ha Tinh Department of Construction for further action within their jurisdiction regarding construction-related matters.

On October 3rd, the Department of Construction issued Decision No. 383/QD-XPHC, fining Dong Quan Land LLC VND 505 million.

Before September 20th, company employees sent invitations to numerous residents, announcing the launch of the “Riverside Land Plot Project” in Trung Tam village, Toan Luu commune, at 9:30 AM on September 20th. The company also promised to provide transportation for customers to view the land.

In their promotional catalog, Dong Quan Land showcased the land with images of internal paved roads, riverside greenery, and a miniature park, creating an appealing impression.

Upon investigation, it was revealed that the land in question was merely an isolated vacant plot. The landowner later donated the land and constructed short roads around it for subdivision purposes.

The land lacks connection to the electrical grid, with the owner only installing solar-powered lights. There is no drainage system or designated areas for greenery or parks as advertised.

Despite these shortcomings, the company openly marketed the land, dividing it into 39 plots ranging from 124 to 134 square meters, priced at over VND 300 million per plot.

Previously, a land fever had gripped the villages of Trung Tam, Ngoc Ha, and Vinh Cat in Toan Luu commune, Ha Tinh province.

Following the announcement of the Western Ha Tinh Industrial Zone plan, hundreds of cars flocked to this rural area in search of land. Groups of land brokers descended upon Toan Luu commune, negotiating and trading land. Real estate agents even set up tents on vacant land, actively soliciting customers.

In response to this situation, the Ha Tinh Department of Construction recently issued a document to relevant departments and agencies, emphasizing strengthened state management of the real estate market within the province.
